Mortgage Rates Today, June 5, 2026: 30-Year Rates Remain Unchanged at 6.52%

Mortgage rates are unchanged from yesterday and remain under 7%. Today’s national average on a 30-year fixed-rate mortgage is 6.52%, according to Bankrate. If you choose a 15-year fixed-rate mortgage, the average rate is 5.87%. Last week, mortgage rates reached their highest levels since July 2025, according to Freddie Mac data. They peaked at 6.70% early in the week before declining slightly. Persistent inflation and rising energy costs due to the war in Iran are keeping rates elevated.

Getting the best rate as a saver became a little more difficult after the Federal Reserve started cutting its benchmark rate toward the end of 2024. Fed officials lowered the federal-funds rate a total of 75 basis points in 2025, but it’s possible they’ll leave rates unchanged this year—meaning that interest rates on savings accounts might not move much in the near term. At their April meeting, Fed officials held rates steady.
