Multimodal large language models, street view images and urban policy-intelligence: recovering the sustainability effects of redlining
Abstract Using Google Street View imagery, we explore the capabilities of a multimodal large language model and semantic segmentation to construct neighborhood measures that accurately: (i) identify the co-location of sustainability deficits; and (ii) recover effects of place-based interventions. We derive poverty and tree canopy measures using GPT-4o in a reason-then-estimate pipeline, and a conventional semantic-segmentation model, comparing both to authoritative benchmarks.

For Sale and For Rent? More NYC Homes Are Listed Twice| StreetEasy
The pandemic has changed the renting and selling game, with more homeowners trying to attract both renters and buyers with what StreetEasy calls a simultaneous listing, a home listed for rent and for sale at the same time. StreetEasy calculated the number of simultaneous listings appearing on StreetEasy between 2014 and 2021. The research revealed that units listed simultaneously for rent and sale jumped by 98.1% from 2019 to 2021, by 70.5% from 2019 to 2020, and by 16.2% from 2020 to 2021.

2022 NYC Housing Predictions: What to Expect
In the second half of 2021, New York City’s housing market began an incredible comeback from the first half’s dip in rents and home prices. That brings both good news and bad news for 2022. New Yorkers can expect the city to continue moving toward a full recovery — good news for the market, and for New Yorkers taking advantage of all the city has to offer. However, it also means the housing market in 2022 will be expensive, with rents and home prices continuing to increase.
NYC Neighborhoods to Watch in 2022
The city’s economic recovery from the COVID-19 pandemic has solidified new preferences for where New Yorkers wish to live. StreetEasy’s list of NYC neighborhoods to watch for 2022 reflects these new trends, leading to a list somewhat different from years past. Last year, Brooklyn dominated the list. It does this year, too — but the borough’s popularity has spread even further, to the neighborhoods next door to last year’s entries. For example, this year we see Gowanus instead of Park Slope.
10 Top Markets for Home Sellers in NYC, Ranked
Fall home shopping season is here, and buyers are hitting the market in full force. Between July and September, Manhattan, Brooklyn, and Queens all saw a record high number of sale contracts signed for the third quarter. This is welcome news for New York City sellers, coming off years of high inventory and falling prices. Overall, homes are selling more than a week faster than they were in 2019 (pre-pandemic), and for closer to their asking prices.
Rent Burdened Black & Latinx Families Need 2x the Income
It’s no secret that NYC is an expensive place to live. With the recent increases in rent amidst a still struggling economy, it has become clearer than ever that rents are rising at a faster pace than many households can keep up with. To not be considered rent-burdened, a renter must spend no more than 30% of their income on rent. Thus, to afford the median market-rate apartment in NYC, the average NYC household would need 66% more income than they currently earn.
The Best NYC Neighborhoods for First Time Home Buyers
It has been a busy home-shopping year in New York City. According to StreetEasy economist Nancy Wu, with the sheer number of homes on the market, low mortgage rates, and stable prices, many decided that 2021 was the year to buy. But even in this ultra-pricey city, there are quite a few areas with a selection of affordable abodes. Here we explore the best NYC neighborhoods for first-time home buyers — just in time for the fall home-buying season.
The Queens Real Estate Market Is Hot Right Now
With something for everyone, from high-end new construction to affordable prewar stock, the Queens real estate market is having a moment. The highest-priced tier of its rental market has largely recovered to pre-pandemic levels – beating every other borough in making it back to previous peaks. Rents in the middle and most-affordable parts of the market are creeping up, too. But they remain well below their prior highs, offering advantages to bargain-seeking renters.

NYC Real Estate Rebound: Rentals & Sales on the Upswing
The COVID-19 pandemic had New York City’s real estate market reeling for over a year. But the tide has now turned on both the rentals and sales markets. Our May 2021 Market Reports show that the NYC real estate rebound has begun. NYC Real Estate Rebound: Rents Are Rising Again Recent lower rents, combined with the city’s reopening and the rollout of the vaccine, have drawn renters back substantially. We’ve hit a point where rents are now beginning to tick back up.

Homes listed on a Wednesday sell faster, while homes listed on a Thursday are more likely to sell above list price than those listed on any other day of the week. NYC Renters: Trade Up to a Bigger Apartment for Less
The New York City rental market is on the mend. Our most recent market report found that the rock-bottom rent prices have begun to slowly rebound, and renter activity is up significantly. In fact, the number of rental listing views on StreetEasy was up 110% compared to April 2019 (pre-pandemic). Of those signing new leases, many are NYC renters looking to trade up their apartment for a bigger one. Carnegie Hill 117 East 89th Street $2,167 No Fee beds@1.5x Created with Sketch.
Home Buyer Series Webinars: Is Now the Time to Buy?
This year is expected to be one of the busiest ever for home shopping in New York City. After nearly a year spent in lockdown, pent-up demand for homes is abnormally high. Add that to the typical complexity of buying in NYC, and becoming a homeowner here in 2021 may sound downright intimidating. Fortunately, those who attended StreetEasy’s Home Buyer Series have a leg up on what goes into purchasing a home in NYC.
Voucher Apartments in NYC Double During Pandemic
If there is a silver lining to the COVID-19 pandemic, it’s that it has brought some much needed rent relief to New York City. For low-income New Yorkers who hold housing vouchers, however, accessing affordable housing is fraught with a different set of challenges.
NYC Real Estate Prices Continue to Drop, With No End in Sight
New York City rents and home prices dropped at their fastest annual pace on record in January, signaling that the city’s real estate market is still declining sharply, according to the January 2021 StreetEasy Market Reports. Asking Rents Haven’t Been This Low in Years Rents in all NYC boroughs analyzed fell at the fastest year-over-year pace on record, dropping 15.5% in Manhattan and 8.6% in both Brooklyn and Queens.
NYC Essential Workers Still Struggle to Find Affordable Housing
New York City’s essential workers power the city day in and day out. And the coronavirus pandemic has only made it clearer how much the city depends on this 25% of its workforce. But for NYC essential workers, affording city rents on average annual earnings of $55,973 has never been easy. To avoid being “rent burdened,” or spending more than 30% of their monthly income on rent, the average essential worker would need to spend no more than $1,400 per month on housing.
NYC Home Sales Spike Despite Uncertainty
A turbulent year ended with a significant uptick in home buying across three New York City boroughs, according to StreetEasy’s Q4 2020 Market Reports [i]. But with the supply of for-sale homes continuing to outpace demand, buyers remain in the driver’s seat of the NYC real estate market for the new year. A record high of 2,213 sales contracts were signed in Brooklyn during the fourth quarter— a 30.3% increase from the previous year.
Up and Coming Neighborhoods in NYC for 2021: Top 10 Picks
The COVID-19 pandemic has created lasting changes in the New York City real estate market: the onset of remote work, the fastest decline in rents in more than a decade, and record low mortgage rates. StreetEasy’s list of neighborhoods to watch in 2021 reflects all these trends, leading to a list quite different from years previous.
NYC Rent Declines Surpass '08 Crisis
New York City rents have fallen more this year than they did during the Great Recession, according to StreetEasy’s November 2020 Market Reports. Driven by the Covid-19 pandemic, Manhattan rents dropped the most out of the three boroughs analyzed — falling a whopping 12.7% year over year [i]. In November 2020, the median asking rent in Manhattan reached a 10-year low of $2,800. During the Great Recession, Manhattan rents decreased by about 10%.
What New Yorkers Can Expect Next Year
In 2020, the COVID-19 pandemic upended New York City’s economy and housing market, as well as many of our predictions from last year. Unlike other large cities nationwide, New York saw record numbers of vacant apartments hitting the market, leading to the lowest rents in more than a decade. On the other hand, strong buyer demand returned to a sales market that had been cooling for nearly three years. In 2021, the city will face a long recovery.
Home Buying Returns to Pre-Covid Levels
New York City home buying has risen to levels unseen since the spring of 2019, according to StreetEasy’s October 2020 Market Reports — an optimistic indicator for the city’s economic recovery. In Manhattan, 993 homes entered contract, the most in any month since May 2019. Queens had a near-high 455 contracts signed. In Brooklyn, the buying frenzy continued, as monthly pending sales reached a new high of 824, a record previously broken in March 2019.
Where Buyers Are Getting Big Discounts
The New York City home sales market has been cooling since 2017, but this year, as existing trends collided with the pandemic, home buyers gained even more negotiating power. Yes, there are Covid deals on NYC real estate — and sizable ones in some surprising neighborhoods. Between March 16, 2020, when NYC instituted stay-at-home orders, and Sept. 30, buyers closed deals on 6,783 homes listed on StreetEasy. Of those, some 5,017 — a whopping 74% — went for less than the seller’s original asking price.

Is New York City Over? (Ep. 434) - Freakonomics
The pandemic has hit America’s biggest city particularly hard. Amidst a deep fiscal hole, rising homicides, and a flight to the suburbs, some people think the city is heading back to the bad old 1970s. We look at the history — and the data — to see why that’s probably not the case. Listen and subscribe to our podcast at Apple Podcasts, Stitcher, or elsewhere. Below is a transcript of the episode, edited for readability.
These Areas Doubled in a Decade

At the same time, everyone — especially New Yorkers — hopes for significant home price appreciation when they go to sell. So how much price increase can a seller expect on their NYC real estate? A new analysis of StreetEasy data reveals the median NYC home price appreciation: How much NYC property values increased over 5, 10, or more years of ownership.

Pandemic Hit Hardest in Rent-Burdened Areas
COVID-19 and NYC rents: The pandemic struck hardest in areas already bearing the brunt of the city’s affordability crisis. (Getty Images) Key Findings: The COVID-19 pandemic had the most impact in NYC neighborhoods that were already experiencing the greatest rent burden, according to new StreetEasy research. In neighborhoods that saw the most COVID-19 cases in 2020, rents rose 22% over the last six years. In areas with the fewest COVID-19 cases, rents rose only 10% over the last six years.
Sales Inventory Spikes, But Buyers Await Deals
StreetEasy’s July 2020 Market Reports show a disconnect between what sellers are asking and buyers are paying in Manhattan. (Getty Images) A flood of new homes went up for sale in New York City in July, but other indicators — including pending sales and off-market price negotiations — show the city’s sales market in the midst of a major slowdown, according to StreetEasy’s July 2020 Market Reports [i]. Citywide, the total number of homes for sale in July was 6% lower than last year.
Unemployment Stats Show Why They Could Fall Much More
NYC rents are declining, but rising inventory and job losses mean they could fall much farther over the next year. (Getty Images) Rental prices typically fall significantly and for an extended period of time in response to economic downturns, and the current weakness in the NYC rentals market likely signals more declines to come.

COVID Fuels Brooklyn Home Prices
Brooklyn home prices fell further than Manhattan prices for the first time since 2018. (Getty Images) The StreetEasy Brooklyn Price Index[i] fell to $686,285 in May, a drop of 2.7% from last year, and the largest decline of all boroughs analyzed according to the StreetEasy Market Reports[ii]. The fall in prices was the largest drop in Brooklyn in nine years.
Are NYC Rents Falling? New Discounts Suggest Less Demand for Rentals
Are NYC rents falling? They aren’t yet, but rising discounts are a sign of shrinking demand, and an indicator that rents could fall soon. (Getty Images) Amid the COVID-19 pandemic, New York City rentals at all price ranges are seeing larger and more frequent discounts — cuts to the rent made after the unit is advertised on StreetEasy. While these rent cuts are increasing across the city, in May, they were most common in the pricey, central areas of Manhattan, and on studio units.
Inventory Dips to Historic Low
StreetEasy’s April 2020 Market Reports found new home inventory in NYC falling to historic levels. (Getty Images) April is typically the most popular month for sellers to list their homes on the New York City market, with 5,095 added in the month last year. This year, however, with NYC an epicenter of the global coronavirus pandemic, only 717 new homes came on the market — an 85% decline from 2019, according to StreetEasy’s April 2020 Market Reports [i].

With inventory and shopper activity rising, the NYC rental market is showing some early signs of a rebound. (Getty Images) The New York City rental market is showing early signs of a turnaround from the sharp declines it experienced in mid-March, when public health protocols around COVID-19 took effect. This NYC rental market rebound is still nascent, but should bring some encouragement to renters, landlords, and rental agents.

(Getty Images) During this period of widespread uncertainty, many renters are seeking greater flexibility in apartment leases — and the NYC market is responding by offering more short-term and furnished rentals. Since April 1, the share of rental listings on StreetEasy offering short term or month-to-month leases has grown by more than 70 percent.
