I personally specialize in STR and MFR but our network includes a number of clients who work in elderly care and sober living recovery homes.
Why file ops costs are the next pressure point for brokerages
Commission compression ate the headlines. The quieter bill on a residential real estate file barely moved. Real estate transaction costs continue to rise. Agents and brokers still pay a transaction coordinator $300 to $500 per deal, or they subscribe to a monthly tool that tracks the file and then hands the work back. Drafting. Signature chase. Disclosures. Vendor pings. Escrow follow-up. Compliance hygiene under the broker.
STR in Columbus
Forum Categories All Real Estate Broker · Sacramento, CA · Member since 2021 · 516 posts · 408 votes Hey all, I am a broker and property manager in NorCal and I have a client who is interested in investing in Columbus Ohio STR... Any real estate professionals here who can 1) confirm if Columbus is still thriving for STR and 2) can help my client identify and acquire a viable property?
The First AI That Actually Finishes a Real Estate Transaction
I paid a transaction coordinator $400 per file. Sometimes they were great. Sometimes they chased two people and billed the same as if they chased twenty. Either way, the invoice showed up. I'm a broker in California. I didn't need another app. I needed the file to move when I was in a driveway between showings. That's the test I use on every "AI for real estate" product now. Can I text it like a TC? And does the paperwork actually come back? Most of what we got sold last year fails that test.

I'm looking to purchase a single-family home in the $500k-$600k range with a long-term hold strategy. My goal is to find a property that rents well and offers decent appreciation. I've narrowed my search to the following Sacramento area neighborhoods: Citrus Heights, Carmichael, Fair Oaks, Orangevale, and Roseville. These all seem like promising areas, but I'd love some insights from experienced investors on specific zip codes within these areas that might be particularly strong for rentals.
What's up BP, I'm a local broker and investor based in Sacramento and I manage about 100 Airbnb properties. Just wanted to throw this out here in case you guys haven't heard -- the House Ways and Means Committee just released their tax proposal and, as we'd hoped, they are fighting to bring back 100% bonus depreciation -- potentially retroactively for 2025! This is big news for investors. Probably half of my sales are for high W2 earners looking to take advantage of depreciation via STR.
Excited to meet investors, hard money lenders, financial tax planning and realtor's
My name is Luis J. Montero, Marine Corps veteran and founder of Summit Legacy Holdings, a California-based holding company focused on building long-term wealth through BRRRR real estate investing, land acquisition, and sustainable development. I started my credit and financial journey with very limited resources, using small tools like the Self App, disciplined credit building, and consistent vendor accounts to position myself for real estate investing.
Cost segregation company
I was going through the posts in bigger pockets and try to find a good company to do Cost Segregation. There was a company - remote cost seg. Any used them? This is for a Single family home we are using as Short term rental, so we dont want to go with big companies that charge $$$

Bit bias...
I host over 100 AirBnB Listings in CA and AZ **Ask Me Anything**
Hey BP Gang, I'm a real estate broker in Sacramento, California (23 yo) and I host about 125 properties on AirBnB and VRBO, mostly in Sacramento, CA and Phoenix/Scottsdale, AZ. I am new to BiggerPockets but am hoping to help out as much as possible! I have followed quite a few STR threads and I will continue to monitor this one if anyone could use some general or technical advice. My partner and I are quite savvy with the software platforms if that helps. :-) So ask me anything! I am here to help.
Hello, I reside in the Bay Area and currently, I do not own any domestic real estate properties. However, I have a home in a foreign country, for which I took out a loan to finance the purchase. If I categorize this property as a second home, the interest I've paid on the loan doesn't surpass the standard deduction. As of now, the property hasn't been rented out nor have I lived in it. If I were to rent it out, the cash flow would likely be negative.
Real Estate Professional (REP) Status guidance
Hi, my wife and I started an Airbnb in Sacramento, CA, this year and are new to real estate investing. According to our understanding: 1) California does not recognize REP status, but we could claim it on our federal taxes, is this correct ? 2) The minimum hours required are 750 hrs, but if running a short term rental, 100 hrs is supposed to be adequate, is that still true ? 3) Is there an official IRS form where these hours are documented, or would an excel file suffice ?
Property Manager Recommendations
@Martti Eckert We’re a Property Management Company (PMC) and we’ve seen owners make the same mistakes, over & over again when looking to hire a PMC. In our experience, the #1 mistake owners make is ASSUMING all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY.
Mid-Term Rentals on AirBnB
Looking for some input in what you all do for your MTR listings in terms of sites and any other strategies like trying to partner with a hospital. Most importantly my question as stated in the title has more to do with AirBnB. Do you list your MTR on there? If so do you still have your potential tenants go through an application process and complete a lease?

Rookie in Sacramento, CA looking to get started in 2025
Hi Everyone! My wife and I just moved to Sacramento 2 weeks ago from the bay. I work in tech and she just started a new job here for the state. We're currently renting downtown and looking to get started as first-time home buyers in an owner-occupied duplex situation to start our path in rei. We're open to other strategies, but believe that sounds the most ideal so far.
New to STRs and Landlording in General
Good morning, My wife and I are looking to buy a STR and I've done some research and reading, but there is always so much left to learn. Good books so far have been Short-Term Rental Tax Secrets and Every Airbnb Host's Tax Guide (still working on this one). I posted a question in the STR forum looking for confirmation and/or guidance on our plan. If someone is able to answer it or even just address a portion, that would be helpful (I realized it's quite long after I posted it).
Subto affecting seller's credit
Quote from @Patrick Roberts: Quote from @Noah Laker: Real estate broker here — I facilitated a subto transaction in 2023 with a VA loan in California. The seller of that property now wants to buy a new home. However, the lender is including her payment on the property she sold, because the loan is still in her name.
