how long to complete the BRRRR process?
Forum Categories All Member since 2024 · 179 posts · 76 votes Hello - is it possible to complete the entire BRRRR process within a 3 month period? Or does it take closer to 6 months to 1 year to complete the BRRRR process? New Investors searching for Multifamily
Hello, just wanted to introduce myself. I am super excited to finally get the pro version of Biggerpockets. I live in West Chester, Pa with my beautiful wife and my two kids. My wife and I both work full-time, and we are buying our first property this year. We have an awesome mentor, and now we are ready to put what we learned into practice. We are both licensed real estate agents which we think could benefit us in our investing journey.
What is a good cash flow
While the $250 cash flow target gets thrown around a lot, it's important to remember that cash flow is all about the investor's strategy. Location can make a big difference - that $250 target might be fantastic in a pricier area, but unrealistic in another market. Are you looking for a long-term rental or a house hacking situation with short-term tenants? Your cash flow expectations will likely differ depending on your goals.
Interested in flipping houses and looking for connections
Hey everyone, This is Maher, gearing up for a big adventure! I'm planning to move to the US from abroad this year and am on the lookout for some amazing people to join my journey. I'd like to connect with investor-friendly experts such as wholesalers, agents, contractors, and money lenders, or anyone who could be a potential business partner. My initial plan is to flip houses in Northern Virginia. Thus, I've been conducting a lot of analysis and preparing my action plan accordingly.

Can you avoid personally guaranteeing mortgages through business?
Let's say I already formed a new LLC that would be designated for REI. How do I get business credit strong enough to avoid having to personally guarantor commercial or residential mortgages through my business? Is that unavoidable in the beginning? Does it matter if it is an LLC or S-Corp? When I talk to loan officers they say a DSCR loan would be ideal for even a newer LLC because it's more about the numbers on the deal as long as you have the cash for the average 20% and whatever points down.
New Jersey Investor Seeking to Build Passive Income-Let’s Connect!
Welcome to the community! My suggestions would be in this order: (a) Determine the type of financing you qualify for - this will short cut the process considerably and save time on investment angles and next steps. Hopefully save time/money on deals that get cancelled. (b) Once you know what you can buy, you would line-up a real estate agent that works with investors in the market you are buying. (c) Submit offers - real estate agent would help with this.

Thoughts on Huntsville, Alabama?
@Nikki Yankowski Interesting. Let's explore the example you gave a little further for educational purposes. So let's say the purchase price is indeed $252k. 20% down, 30 year fixed rate loan at 7.5% Monthly payment would be $1,410 Property Taxes would be at least $2000/yr given that it is not homesteaded - so at least 165/month Insurance will be around 80 to 100/month - we'll say 80/month So we are now at 1655/month before vacancy and capital expenses.

Any successful BRRRR in Jacksonville, Florida in the last 6-12 months?
Hey Lilach - I've seen some successful BRRRR deals in Jacksonville recently, particularly in areas like Riverside and Springfield. Those neighborhoods have been popular because they offer a decent balance between purchase price and rent potential. While rents can be on the lower side in some areas, the key is to find properties where you can add enough value through rehab to make the numbers work.
Off market properties, work with a realtor or purchase directly from a Wholesaler?
@Louis Alumbaugh There are many questions to figure out what the right path would be here. If you buy from wholesalers, you understand the common 'rules' that apply. They sell to cash or hard money buyers only, generally no inspection period, non refundable deposit and you are paying the your and the sellers closing costs. If you can accept those terms and have the cash, it can be a quick way to get a property, but if you don't have experience, you'll likely get taken advantage of in some way.
How To Find BRRRR Properties
I am a new investor in the Memphis area. How do you find BRRRR properties, as they're not usually listed on Zillow and other such sites? Maybe this topic has already been covered in this forum; please feel free to direct me to the previous posts.
