STR questions in Orlando
Hello, I have started looking for some STR properties in Oralando specifically the Kissimmee area. I'm working with the Short term shop agent and so far like it. I have a couple of questions for folks who have already invested in STR in Orlando. 1. How easy is it to manage STR remotely? Property management company charges 20-25% which I think will eat my profit. Managing by myself could be challenging but if someone has done it, I would love to connect and know the challenges. 2.
Property Available for Air BNB Arbitrage - 4Plex (1 Bedrooms)
Lol people here have such an over the top hatred for arbitrage. Why would you need to charge a premium for arbitrage? Most arbitragers cover maintenance issues while they're arbitraging it, and the place generally stays in MUCH better shape with cleaners in and out of the home several times every month to clean and check up on things.
Photo sequencing is the cheapest listing fix nobody makes
A pattern I keep running into on listing audits: the photos are fine. Sharp, well lit, nothing wrong with them. They're just in the wrong order. Hosts upload in walkthrough order — front door, living room, kitchen, bathrooms, bedrooms, then the deck or the view at the end. But search results show one thumbnail, and the listing page shows roughly three images above the fold. If the reason someone would book your place is image nine, it doesn't exist as far as most guests are concerned.
Potential for Airbnb Closer to Lake Travis or Closer to City?
@Eric Babcock unless you owner occupy there are regulations that will prohibit you from running an STR in most areas of Austin. @Conner Olsen and I have the formula figured out if you're interested. 100% Legal Setup - But Zero Deals. How Do You Crack the Orlando STR Sourcing Wall?
Hi everyone, My business partner and I recently established our LLC to launch our first short-term rental units in the Greater Orlando area (specifically looking around Kissimmee, Celebration, and Davenport). We’ve done our homework: we invested heavily in legal counsel to ensure our corporate structure, tax registrations, and compliance framework are 100% airtight before we even look at a lease.

2022: $55,464 2023: $52,589 2024: $42, 013 2025: $43,585 2026: $53,024 Prior to this year we were kind of on the same trend as everyone else. Down. But this year we've bounced back to nearly 2022 numbers so far (and not just on this one property, on some others as well), even though the Kissimmee market as a whole has only moved further downwards. We did not make any upgrades to the home (though that is certainly the most sure-fire way to get back to 2022 numbers if you can swing it).
Upgrade to unlock to Pro Perks
This has been on the top of my mind a lot lately, with a lot of the clients I've interacted with. I always ask them about their goals first, and it always shocks me how often people don't have an answer to it. One of the top mistakes people make when both buying and operating STRs is not properly defining their goals, and adjusting their expectations to match. Are you buying purely for ROI/returns? For long term appreciation/wealth building? For tax advantages?
EMERGENCY PSA: Check Your VRBO Calendars if you use a PMS or you might get crushed
Today VRBO officially cut off their integration for 3rd party user/password software authentication. This means non-API connected PMS software like Hospitable and Guesty can no longer connect to VRBO in the way they have in the past. They have released alternative forms of connection you can use, however given that only 39% of PMS hosts adjusted prices after the Single Fee change from October (and fewer than 10% did it correctly), I am guessing most hosts didn't notice.
Cash Buyers - Central Florida (Orlando / Kissimmee / Polk)
What’s up BP family 👋🏾 I’m building a list of active cash buyers in Central Florida so I can bring the right deals to the right people instead of wasting anyone’s time. I focus on off-market, distressed properties in: • Orlando • Kissimmee • Polk County My goal is to bring realistic opportunities with conservative rehab budgets, accurate ARVs based on sold comps, and enough spread for investors to actually make money.
After Hours Emergencies if you don't have a VA yet
While I have a VA covering this now, if you're not at that point yet here is a good free way to cover yourself for late night emergencies without being up all night with your phone dinging. 1) Create a Google Voice number (free) 2) In your check-in instructions, list that number as the after hours emergency only number 3) In your phone settings you can choose specific apps to bypass Do Not Disturb.
$17.5k December in the "Worst STR Market in the Country"
I know a lot of people are struggling right now, so I wanted to share some things I'm doing in this space that are working. STR is not dead, but it's a lot harder now. You have to be willing to do more, and to bear that out below is how my home performed last month in the Disney market, the most oversatured market in the country, and one that I often people recommend entering only if their goals are very specifically aligned with what it offers (IE not gross returns).
STR Viability in 2025 Onward
In 2025 STR's range from very viable to not viable at all. It depends on market, location, cost, ADR and a bunch of other factors. In 2021 for example (and using my home market of Tampa metro) you could buy almost any property that is legally zoned for 1 night rentals and make money. It could be inconveniently located, poorly furnished, and not renovated and it would rent and be profitable. In 2025 that same property would not rent at all.
How to communicate with your Airbnb guests - Elizabeth Maora
Buying a property, throwing some furnishings in it, listing it on Airbnb, and letting the cash flow in sounds easy. However, if you want to truly provide a great guest experience that will keep the guests coming back and have them tell their friends, family, and colleagues about their experience, keep reading.
How To Have Hire STR Management AND Qualify for STR Tax Loophole
I know for the STR Tax Loophole (being able to deduct depreciation and losses from STR activity from Active/earned/w2 income that the average stay must be less than 7 days and the owner must do more than 100 hours of work per year and do more than any other single person. I'm hoping to hear to hear from people with experience of how this actually plays out. What does the the manager do and what does the owner do in this scenario to make this work and be compliant?
New AirBNB Policies, and Concerns about that Platform
For all of you STR owners out there, does anyone share my concern that AirBNB's policies are increasingly becoming too problematic? My STRs are marketed toward the middle class, as opposed to really high end. I want affordable options for all. But within that price point are a segment of guest that think re-negotiating the rate after the stay is an acceptable practice. I'm concerned about many trends I have seen with AirBNB's practices and policies.
Mike's Deal of the Day - November 12, 2025

It is all bedding, mattress, linens etc. https://home.woot.com/plus/refresh-your-bedroom-1 I am dropping this here for you guys to peruse and see if there is something that you can use. Kissimmee STR/Disney Themed/5/4
I have a 5/4 STR in Kissimmee. I purchased it 2 years ago. It needed many upgrades and I themed it myself since I am an artist. It has my hand painted murals. It took way longer to list than I expected. It used much of my cash. Whats killing me is that I expected a $260 a night average but Pricelabs is pricing it consistently at $210 a night. It has all new appliances and furniture. A new pool heater and filter too. My interest rate is 8.6%. I'm getting 95% 5 star review average as well.
Structuring STR management for my own properties
Hi all. So I've been managing a handful of STR's for a few years now. Two listings are my own and seven others for STR owners who don't want anything to do with managing on their own. I have a business set up for all of my real estate operations aside from my own STR's (real estate sales, real estate photography, and STR managing). I know this is a question for my CPA (who I have already emailed), but curious to know if anyone else is doing this already and if it is advantageous financially.
Who's Selling in this incredibly Hot market?
This is the new normal. Expect prices to keep going up for next decade. I am still buying super deals. I'm working on one rehab right now and have 3 more in the pipeline. The last house I bought cost 12k and is now fixed up and rented for $1100/month.
Investing In Blue Ridge/Ellijay - Worth it??
Hi All, There has been alot of discussion on Facebook pages, message boards, and popular podcasts about the saturation of the market in the Blue Ridge area and warning investors to stay away. First, I will say that the market is definitely saturated, and you need to be very savvy with your investment, but in my experience the area is not as dead as some may claim. My wife and I own three in the Blue Ridge area, and co-host another two.
Is anyone still buying STVR's
We are actively looking for our next property finally. So far what I have seen hasn't penciled out as well as I had hoped, but the higher interest rates don't bother me much. Waiting until the prices drop more is the trick. When to buy at a good price is more important than the rate. You can refi at the lower rate when they come down, but the purchase price is what it is. Maybe what keeps folks from buying in HI is the difficult nature of the rules and regulations in Hawaii.
Property Managers: What's your take?
Hey PMs, I have recently discovered that a common short term rental strategy is to long term rent someone's space (house, apt, etc) and use it to sublet to others in short term renting. I want to do this with my business for traveling nurses and doctors. I sent out some emails, but haven't heard back (which is something that I was expecting). As PMs, what are your recommendations to sign some rental agreements with these property management companies and/or renters?
VRBO charges 10% commission for direct booking outside of their platform
Quote from @Kristi K.: Quote from @Lauren Kormylo: Yeah, no way am I paying Vrbo 10% for bookings elsewhere. Especially when they only charge me 8% for bookings through them. Where does it say this in their terms of service? If it's not in there, they can't charge it. How are you only getting 8% VRBO charges? Our average for almost 1.5 years is about 18%.
Cabin Rental Movie Theatre's - Projector or Big TV?
I have an unpopular opinion on this one.. no TV, no projector, nothing. We own cabins in the PNW and the only electronics we have is a record player. Our thoughts on this are: most of our guests are coming from the city (Seattle) and want to get out into nature to unwind. They sit in the hot tub, listen to the river, watch the fire, and spend time with loved ones or friends. We've hosted THOUSANDS of guests at our cabins and maybe 2 or 3 asked about a TV. Does it hurt our bookings?
This ONE Change Can Boost Your Airbnb Ranking
Quote from @Garrett Brown: If your Airbnb listing isn’t getting clicks, it doesn’t matter how incredible your property is—no clicks mean no bookings. Airbnb operates as an interest-based algorithm, rewarding listings that grab attention and keep potential guests clicking. That’s why improving your Click-Through Rate (CTR) is one critical metric to focus on to boost your Airbnb profit and visibility. Hi @Garrett Brown Thanks for sharing these insights..

It came out even better than I was hoping for!” See more of Ryan Moyer’s photography at ryanmoyer.com.
