If there's one thing I learnt from the massive crash of CRE in 2023(and 2024) is that "Do not become passive investors". WHen you are passive investor, you become the dumb money , your money is being misused or mismanaged by more experienced sponsor/operator. Why ? because when you are passive and you do have money, you tend not to understand the risk. When market changes, even the most sophisticated sponsor could collapse.

Hey BP! I’m wondering what you guys might think is an appropriate rate to charge a couple for a bedroom that I would otherwise rent to a single person for $1000? The bedroom has a private bath and is coming furnished with a queen bed, night stand, dresser, desk, desk chair, and rug. Always appreciate the input!

To summarize a long story: Daughter & her fam moved back home (with wife & I) in 2019 after son-in-law laid off. Covid hit in 2020 & he got back to work in late-mid 2020. My wife talked about selling or renting them our house so we could get a smaller home. Near the end of 2020 my wife died suddenly. Kids kept me company & daughter cooked for me, etc., while we all lived in my house. It was a blessing to have them in my house. 2023: I've met someone else.
