I am interested in continuing to invest in real estate but my traditional savings can only go so far. For my next purchase I need to get more creative. If you borrow from your personal house, how does a deal work when you have to start paying back two loans right away? How do you do this?

I've been seeing a lot of articles about the rise in multigenerational housing. A lot of St. Louis housing stock already lends itself to this since  lot of our housing stock  already has basements detached garages larger lots flexible lower levels duplex inventory extra living space Are you noticing this trend where  Gen X buyers are helping aging parents, adult kids, or combining households to make ownership work better financially long term?

Hello, looking for advice. I have $100,000 in a HELOC secured. It is an adjustable interest only heloc for the first 15 years then switches to a 10 year fixed rate. Interest rate is 7% My original thoughts were partner with a fellow agent who is actively doing flips with a small crew doing 2-3 flips per year. The pay structure agreement to him would be buyer agent fees, seller agent fees, and 50/50 for managing the flip. Does not take a salary or a percentage during the flip for managing.
