Insurance Loss Preparedness
Landlords and property managers: what would you want in an insurance-readiness package before a loss? I recently helped some people pull their insurance documents together and built a personalized readiness package. It left me with at question for landlords and property managers. You pay for insurance. When something happens, do you have the documents, photos and records you need? Do you know which ones to ask for? Here's what we put together for her. 1.
Why Does the Bank Trust a Building More Than the Business Inside It?

A roof, heating system, or sewer replacement can cost just as much as it would at a more valuable property. Lenders recognize these same challenges.

Here's some recurring interactions I continue to have with real estate transaction participants. I suspect all paid for education from gurus. 4 Years Wholesaling, Team of My Own, Ready to Pivot Into Development. Where Do I Start? Hey BP community, Quick intro. I've been wholesaling real estate for 4 years now, based in Reading, PA. What do you look for in a turnkey company?
Forum Categories All Real Estate Consultant · Birmingham, AL · Member since 2023 · 10 posts I've seen posts about whether people should use a turnkey company or not, but for those of you who have used a turnkey company for out-of-state investing, what KPIs do you pay the most attention to? Do you focus more on the front-end stuff like how many properties they look at vs. acquire, how often major items like roofs/HVAC etc. are replaced?
Any Contingency Title Insurance Attorneys?
Hey guys, I had recently purchased my first apartment for Airbnb about 3 years ago. After I purchased the unit, the City of Miami Beach had sent a notification about my unit having unsafe structures violations and work without permits. The city was going after the previous owner for 6 years before I purchased it. The last owner racked up fines of about $130,000 and I had to pull permits to clear the violations. Cost me about $30,000 to clear everything.

Commercial loans & personal guarantees
If there were a default, yes, the lender would foreclose and take the property back. If that doesn't cover the principal balance plus all accrued interest, exit fees, yield maintenance, prepayment penalties, default interest, advances made for unpaid property taxes and insurance (even forced placed insurance), advances on senior loans, foreclosure costs/fees, toxic waste cleanup, costs of resale, the list goes on and on...the lender can sue each and every one of you for the entire unpaid amount.

Is insurance really necessary?
I'm having trouble seeing the value of insurance. Am I the only one? Insurance is a little less than one month's rent in my area. If I make a claim again my insurance, my insurance will go way up. I have very rarely had a mortgage company ask for proof of insurance and with DSCR loans, the financing companies aren't looking at my other rental properties like they used to. It seems better to keep the money to self-insure. Any thoughts???
Why Are So Many Investors Suddenly Ditching Property Managers
Has anyone else noticed the recent increase in forum posts about self-managing rentals, building your own management systems, and questioning whether property managers are worth the cost? To me, this has a lot more to do with the real estate than the property management. A lot of owners bought real estate that simply are not performing the way they expected.
Starting my journey with a multifamily? Any tips/advice?
I have seen the general trend to be to invest in SFHs and then consolidate to MFHs eventually. I am in a position that from other investments and my W2 income, I can possibly afford to by a quadplex or even larger. I’ve seen some 16 unit properties for sale in my area in Charlotte NC that I have the down payment to make potentially. I feel like I’m skipping ahead and taking a shortcut but is it a terrible idea to go straight to a larger property?

Seeking private capital rehab loan for property im buying cash
Looking for Rehab-Only Financing Advice I’m currently under contract on a single-family fix-and-flip in the Chicago area. I’m purchasing the property with cash, so I don’t need acquisition financing. The Questions I Never See Answered About Out-of-State Cheap Rentals
The interest in buying inexpensive housing in distant markets is difficult to ignore. Every day, there seem to be new forum posts from investors looking to acquire low-cost properties hundreds or thousands of miles from where they live. The advocacy is clearly working. My question is for the sales agents, property managers, contractors, and other vendors who provide transactional and operational support for these investors: How are major capital expenditures handled?

Late Fee policies
There will likely be local regulations that will dictate the maximum late fee that can be charged. Even if I have late fees in my leases, I rarely apply them. All of my properties are A/B locations with responsible tenants who make their payments through an online payment system. Never have to chase tenants for rent. Never have rent collections that drag more than a few weeks. In fact it’s not even necessary to send reminders. Rent collection is an auto pilot part of my business.

What Separates Scalable Investors From One-Deal Investors?
One thing I’ve noticed while studying successful real estate investors is that the biggest difference isn’t intelligence, luck, or even starting capital. It’s systems. Many investors successfully buy their first deal. Some even buy a second. But the investors who consistently scale seem to think differently from the beginning.
Landlords Continue to Forget Real Estate Is a Service Business
I am constantly reminded that most real estate investors fail to recognize they are not just buying property, they are operating a service business. It seems today everyone can build a 10 tab excel spreadsheet and debate meaningless return metrics, yet the actual customer, the tenant, is treated as an afterthought. Success or failure gets reduced to whether you can pull out 100 percent of your capital through BRRRR, and if you cannot, the deal is viewed as flawed.
Need funding to finish a rehab.
I have a bit of a unique situation. I have a single-family home that I have been renovating to use for a future rental property. This home is owned free and clear under my LLC . I have been using my own funds and labor on the project. I am at the point where I would like to use the equity from the property to hire someone to finish it for me to get my weekends back and to also buy my next property. The project is about 75% complete. This was a down to the studs (and a little beyond) renovation.
Would you invest as an LP in a long lock up and low leveraged Syndication?
@Stuart Udis Yours is an interesting and good question. I can tell you at Spark Multifamily Investment Group we do low leverage fix rate deals that do not project “over the moon” returns. We always get fixed rate debt. Our typical leverage is between 65% and 70% LTV. We have one at 80% LTV and two at 55% LTV. We typically project LP IRRs over a 5 year hold of 13% to 14% along with average annual cash flows of 6% to 7%. These numbers do not make anybody jump up and down with joy.

RTR Academy Review - A Game Changer for Busy Professionals
@Saheed Alam Thank you for the positive feedback and review. We are very happy to hear that the Rent To Retirement Academy program has helped you get into your first turnkey investment property while juggling a busy schedule. That is exactly why we built the program is to ensure our investor community is well educated to become a savvy investor the right way instead of arbitrarily buying property in a random market without any foundation of what makes a good investment, even it it's turnkey.
We need to have a serious conversation about the overuse of Co-GP titles in multifamily syndications. There was just a post from someone who described themselves as handling acquisitions and diligence while looking to “align” with others to fill the remaining roles in a 10–30 unit syndication. The post was removed shortly after going live, likely because it belonged in the classifieds. But the underlying issue is far more important than where it was posted.
Looking for private lender open to deferred payments.
Why does it have to be a private lender? Plenty of banks offer construction loans where interest reserves are capitalized. Much lower cost of capital as well. Normally 1 point on the origination and interest rate WSJ Prime +1% floating. Here's an example pulled from a term sheet for a current project of mine.
Importance of Vetting LP's & Investment Partners
The importance of vetting LPs is getting lost in the current environment where so much scrutiny, particularly in forums such as BiggerPockets is placed on Syndicators. There has been a surge in forum posts about raising capital and syndicating deals, alongside a steady stream of accusatory LP threads.
