Can anyone recommend a hard money lender for NJ, I want to buy 's for buy and holds to eventually refinance to conventional mortgages without seasoning a normal mortgage, Looking in the range of 70-90k homes with 130-150k arv's

I am currently in research mode. Just checking out different neighborhoods etc in the Chicago area. I have seen a few listings from SVN Chicago on loopnet that may be interesting. Curious what peoples experiences have been with this group, both on the real estate and property management side of things. Just kicking tires at the moment. Probably a few months away from jumping onto a deal. Any insight is appreciated.

I know a successful HML based in NJ lending mostly in Tri-state area, on creative loans that most lenders turn down. He runs a conventional fund, that lends HM on standard deals, but bunch of deals fall through the cracks, that the fund cannot do for one reason or another. So he has been funding them with private investors, and offered me to join in.
