I see it often in the urban core. Suburbs it's rarer that investors do it. It can be done out of state. Having a PM that understands Section 8 is key but even then it can have it pains. I see many target 4-5 bedroom homes and do section 8. They can get above market rate due to it's size.

What New Jersey Could Reveal About the Rightward Shift of Hispanic Voters
Moments after Jack Ciattarelli, the Republican candidate for governor of New Jersey, bounded down the steps of his campaign bus on the first day of early voting, he began to rattle off statistics about the size and strength of the state’s Latino population. “We have more than 2 million people that are of Hispanic descent and more than 500,000 that are Puerto Rican,” Ciattarelli said, flanked by the Republican governor of Puerto Rico who had flown in to campaign with him.

Brooklyn's Outlandish Hosts Black History Month Hike
On the surface, hiking can seem as if it has a low barrier to entry. How hard is it to get up and go outside? Dig deeper and you will find that you need proper footwear and plenty of water. Depending on the weather, moisture-wicking apparel and warm socks will come in handy. Transportation to remote areas can be complicated, and having a guide, or at least a member of your group with knowledge of the terrain, can't hurt. And more gear will probably be needed the more hours hikers spend outside.

Lake Forest reservoir relining and floating cover
Geosynthetic floating covers provide a highly sustainable and economical method of protecting and treating fresh and potable water. They are designed to protect fresh water from environmental contamination while eliminating water losses due to evaporation. Case in point is the Seattle Public Utilities, Lake Forest potable water storage reservoir. The reservoir was first built in 1962 as an open-top, concrete-lined 60-million-gallon (227-million-l) containment facility for potable water storage.

how massive solar eruptions 'probably' detonated dozens of US sea mines
An extraordinary account of the impact space weather had on military operations in Vietnam in 1972 was found buried in the US Navy archives, according to a newly published article in Space Weather. On August 4, 1972, the crew of a US Task Force 77 aircraft flying near a naval minefield in the waters off Hon La observed 20 to 25 explosions over about 30 seconds. They also witnessed an additional 25 to 30 mud spots in the waters nearby.

Supraventricular tachycardia as a complication of severe diabetic ketoacidosis in an adolescent with new-onset type 1 diabetes
Diabetic ketoacidosis (DKA) is one of the most common causes of morbidity and mortality in new-onset type 1 diabetes (T1D). Supraventricular tachycardia (SVT), however, is a very rare complication of DKA. We present the case of a patient with new-onset T1D who presented with DKA. He received intravenous fluid resuscitation, insulin and potassium supplementation and subsequently developed SVT, confirmed on a 12-lead electrocardiograph despite a structurally normal heart.
Making some sense of Lent
A lot of people these days, especially on the secular West Coast, know very little about the traditions and disciplines of the Christian community. Lent, for them, is a strange custom of sad self-sacrifice that follows the unrestrained partying of Mardi Gras. In any religious tradition as old and as diverse as Christianity, there are going to be lots of ways of making sense of Lent. This is mine. It uses concepts and considerations that are particular to the Christian tradition.
The fine art of good gossip
A friend of many years and I were on our way to dinner in old Montreal. We had both spent much of our careers in leadership positions in The Presbyterian Church in Canada and were looking forward to exploring the possibilities that were emerging for participating ever more faithfully in God’s mission of blessing the world. We ran across one of the installations of Les Chuchoteuses (‘the gossipers’) on Rue Saint Paul. The bronze was crafted by Rose-Aimee Belanger.

Three ways to hone the quality of humility
In a society so addicted to humiliation - to making others wholly and utterly wrong - honing a wholesome humility is an important spiritual discipline. In my own case, it’s been a long and winding journey. It has led me further and further into my God-gifted authenticity and it’s not finished yet.
The Transformational Impact of Resilient Respect
In this wonderful image by BC artist Colin Righton (colinrighton.com), the energy of resilient respect generates that red glow of collaboration in the centre of the painting. The respect of the musicians for each other feeds it and it, in turn, feeds them. This article is a meditation on how we might nourish this resilient respect.

Appreciating the Gift of Living in Awkward Authenticity
One of the primary ways in which the Spirit speaks into my life is in my conversations with books. I grew up in these conversations. I’ve become more and more appreciative of the potential in reading for a transformative dialogue with people who reflect deeply on the significance of living. It’s been two and half years since John Duncan, one of my most provocative mentors in ministry, died. He was addicted to books. On the day he died, he ordered four new books from his hospital room.

Three Benefits of Speaking Spiritually
Speaking spiritually is not simply speaking about spiritual matters. It also involves speaking from your own unique relationship with the Spirit about what matters most to you. This is the most crucial form of speaking if we are to cultivate a flourishing future. And there is not enough of this kind of speaking happening. You can change that with your next conversation. The Value of Values - changing the world for the better
Our Member of Parliament in North Vancouver, Liberal Jonathan Wilkinson, won the 2015 election by 19,157 votes, defeating the Conservative incumbent, Andrew Saxton, who had won a second term in the riding in 2011 by 11,331 votes. It was one of the most dramatic shifts in voter preference in the country. I think, in large part, it had to do with values.

New Year's Resolutions and The Three R's of Resolve
I’ve never managed to keep a New Year’s resolution for more than a few weeks. I know I’m not alone. But this Advent, I discovered some new insights into the idea of resolve that provoked me to further consideration. This article is written to help me make more sense of them. I hope you benefit from listening in. My Advent spiritual exercise this year was to read Jamie Howison’s God’s Mind in That Music (Cascade Books, 2012).

Advent - Waiting for What? And How?
In a consumer society, we wait for the big sale days – Black Friday, Cyber Monday, and eventually Boxing Day. We wait for great deals. We save up our money or ensure there is room on our credit cards. Whoever gets the most stuff for the least money wins. If you’re not out shopping on those days, you might be watching sports, like college football or international hockey. Obtaining and observing – that’s what draws the crowds these days.
