Profit Sharing Bonus for Property Mangement Staff
Hi All, Not sure I'm posting in the right place but it says this is the Rental Property Management Forum, but it's about the business end. I'm looking for some guidance from other PMs who have created a profit sharing bonus program with their staff. We only manage our own portfolio right now, so the bottom line is close to my heart. I want them thinking like owners. I'd like something that's based on stability (retention) and income.
What Have Been Your Biggest Value Adds in BRRRR Projects?
I'm in the middle of my current live-in BRRRR, and it got me thinking about the value adds that have made the biggest difference in my past and current projects.

Quoting and managing properties with several units (10+ units)
Does anyone have any advice on how to approach quoting services for properties with several units? Any tips, tricks, etc. for managing a complex with several units? Any advice on how to successfully quote and manage complexes of that size would be much appreciated.
Word to the wise on BRRR
Do your homework and be realistic about your abilities and knowledge. I see way too many new investors falling into a trap these days of seeing dollar signs on paper and thinking "this is easy." Each real estate cycle brings out a new wave of operators trying to capitalize on market conditions. Right now, it's the 1 or 2 man shops overpromising on BRRRR deals, especially when it comes to renovation budgets. The issue isn't that they're overspending.
Are You Talking to Your Clients About the New Bill?
I own a property management business in Little Rock, Arkansas. As someone managing properties for multiple owners, I’ve been keeping an eye on the recent federal legislation — the so-called One Big Beautiful Bill — and there are some real opportunities buried in it for current real estate owners. This is certainly not a political post. Agree or disagree with the Bill, its here and we might as well understand how it impacts our business and clients.
Part-Time BRRRR Investors — This New Bill Just Made Things Better
Politics aside — what’s done is done. But there’s some good news for investors buried in the recently passed federal bill (nicknamed the One Big Beautiful Bill) that could seriously benefit your investing strategy. Whether you're doing this part-time while juggling another job or you're all-in as a full-time Real Estate Professional (REP), as I see it, there are some real wins to pay attention to. Im an investor and also work with investors in Little Rock, Arkansas.
Using AI for Maintenance Requests - Our Experience with Vendaroo
Just wanted to share a recent tool we've started using in our property management business—an AI platform called Vendaroo. We've mainly implemented it to handle incoming maintenance request calls from tenants. Most of our tenants already use our online portal to submit maintenance issues. But as many of you probably experience, there are always a number who either forget about the portal or simply prefer to call.
What should I do if one tenant goes MIA?
Three people signed the rental agreement, which states all tenants are joint and severally liable. One tenant has stopped contacting the roommates and us, and we are not sure they are planning to return. We do not suspect foul play because the tenant's relatives have reported to the remaining tenants that the MIA tenant has moved in with another relative (but did not give that MIA tenant's new contact information).
Fix & Flip Financing
I recently decided to start flipping houses as my full-time job. I’ve known for a while now that I wanted to make a career switch into real estate and was waiting for the right opportunity but decided I was tired of waiting and decided to go all in. I bought a 2-family house in Wakefield a couple years ago that I have been using as a house hack so I’ve had a little bit of experience but not much compared to what I will be doing now.
Anyone using Chat GBT / AI for researching markets and general RE business?
I m really loving AI as a tool and find it helpful in business and research. This is a great starting point for investors looking for a market.
Investor Buying & Rent Rates - What’s Happening in Your Market?
I’ve been tracking some interesting numbers out of my market, Pulaski County, Arkansas (Little Rock area), and it got me thinking about broader trends. Here’s what I found: 1. Around 20–30% of homes sold in the area are being bought by investors. 2. 45% of households rent, while 55% own—a higher renter ratio than the national average. 3.
Slow Rennovations, What to do in My Situation?
Backstory: Bought a 4-unit 1910 house at 3.5% down for $200k that needs a lot of work with great bones. I have been rennovating it for the past 4 months with an electrician, plumber, and carpenter, they are only $60 an hour but progress is slow. They are busy but do good work for a good price. I am eager to move onto other BRRRRs but feel stuck. I want to expedite things because I feel like I'm missing opportunities with future houses but the price and work is good.
Should Tenants Email or Text Property Managers About Issues?
I’ve noticed that some tenants tend to text the property manager directly when maintenance issues arise. I’m curious to hear what others think: Is it better to ask tenants to send these requests via email instead of text? What are the pros and cons of each approach? I’d love to hear your thoughts and experiences
New construction markets and connections
Hi everyone! After years of buying, renovating, and renting properties (with a few flips along the way), I’m now looking to dive into new construction projects in the U.S. Right now, I’m exploring: • Strong markets where building new makes sense – growing areas with solid demand. • And also looking to connect with potential partners – builders, developers, boots on the ground operators, or investors.
Do maintenance Markups by Property Managers Make Sense?
I own a property management business in Little Rock, Arkansas. I wanted to open up a conversation around a topic that often stirs debate: maintenance markups. Should property managers charge them? I believe there’s a strong case that, when done transparently and fairly, markups are not only justified—they’re often essential to good property management. I am curious to hear from other PMs and clients on their views and whats common in their markets. Here’s why I think markups make sense: 1.
$100 vacancy fee
24 Posts 2 Votes Anthony TaylorPoster 2 Votes | 24 Posts Aloha!!! Hello everyone it's me again! This time I have a question regarding a monthly $100 vacancy fee. It seems counterintuitive to me. If the property managers job is to keep the unit occupied why should the owner be penalized $100 a month. I would better understand it if it was the other way around? Maybe I just need a little enlightening?

Property Manager vs. Asset Manager
Hey everyone — wanted to open up a discussion that’s come up a lot lately in my conversations with owners and fellow PMs: What’s the difference between a Property Manager and an Asset Manager? And more importantly — should we, as property managers, be aiming to play both roles?

Prescribed burn associations offer advice, equipment
It’s that time of year when Kansas ranchers burn the prairies of the Flint Hills to put food on your plate, maintain one of the most endangered ecosystems in the world and put money in their pocket. But you may have also noticed a lot more smoke plumes from prescribed fires on the Nebraska horizon thanks in large part to a growing number of landowner-led prescribed burn associations forming across the state. With 97 percent of the land Nebraska being privately owned and the invasion of eastern...
