Expert: Canada’s Homes Got Cheaper In September, But Buyers Still Pulled Back

|
By Daniel Foch
| STOREYS Verified
Canadian homes got cheaper in September. Buyers responded by purchasing fewer of them. A falling price is welcome, but it does little for a household whose mortgage approval no longer covers the home. There were 36,657 residential sales in September, 7.7% fewer than a year earlier. Sales fell 2.3% from August after seasonal adjustment, so the decline went beyond the usual seasonal change. CREA has removed 18,806 sales from its 2026 forecast since July. Sellers waiting for a stronger fall market have been given another reason to lower their expectations. The association now expects 444,530 residential sales in 2026, down 5.2 per cent from 2025. September sales fell 2.3 per cent from August after seasonal adjustment, while new listings fell 1.8 per cent. The market lost buyers faster than it lost new supply. Monthly change in residential sales and new listings, seasonally adjusted.

Two Thirds Of GTA Condos Sold For Less Than $600K In September

|
By Daniel Foch
| STOREYS Verified
Of the 1,316 condominium apartments sold across the GTA in September, 893 sold for less than $600,000. Nearly half, 594 units, sold below $500,000. That puts 67.9% of condo sales below $600,000 and 45.1% below half a million. For buyers trying to work out whether ownership is within reach, those transactions offer a more useful starting point than the GTA's $1,006,409 average price across all housing types. The largest single condo price band was $400,000 to $499,999, with 390 sales.
