A Mineola developer plans to kick off construction on a $130 million mixed-use development that will bring 172 luxury apartments just a short walk from the village's Long Island Rail Road station. Blue Communities is holding a ceremony Wednesday morning in Mineola with local officials to mark the milestone for its new Eden Blue development at 110 Willis Avenue. The six-story complex replaces a former office building with an ambulatory surgery center and an adjacent parking lot.

Entering 2026, real estate agents were hopeful that a gradual decline in mortgage rates over the course of the year could make home buying more affordable and convince homeowners this was the year to sell. But as fall approaches on Long Island, that hasn't panned out. There's no new wave of homes for sale and house hunters over the next few months are facing the highest mortgage rates in more than a year.

Long Island home prices surged to record highs in August, as the region retained its place this summer as the strongest seller’s market in the country. In Nassau County, the median price was $911,000 among single-family home sales last month, or 4.7% higher than in August 2025 when the median was $870,000. In Suffolk, the median climbed 7% to a record $760,000 last month, up from $710,000 in August 2025, according to new OneKey MLS data released Tuesday.

I was one of three finalists for this award honoring students who completed award-worthy work while working for professional publications. My article, "Manhattan condos at half price reshape New York's Harlem," described the meteoric rise in real estate prices in the historic New York neighborhood. Still, prices there were (and are) a bargain compared to the toniest areas of the city. Judges said of the article, "This is an excellent example of robust reporting, anecdotes and use of statistics. I came away from reading this piece with a real understanding of what is driving gentrification in Harlem. The story was well written."
