I'm a firm believer that floating bridge debt (even with rate caps), should never be used on deals that are 90%+ occupied. Bridge Debt is an ok tool for distressed deals that a local bank won't touch, but only with the right structure in place.
Cariogenic microorganisms induce oral epithelial atypia through host-microbiome-high sugar diet interactions
Abstract Oral mucosal development during infancy is crucial because disruptions at this stage can compromise barrier function and increase susceptibility to oral diseases throughout life. The contribution of oral pathogens to oral mucosal development in infancy remains poorly understood.
The Financing Assumption That Quietly Kills Small Multifamily Deals Most
Most small multifamily deals don’t fall apart in negotiations. They fall apart in underwriting. Here's the pattern I see all the time. An investor puts a property under contract assuming bank-style terms because the deal "looks clean." Strong rents, decent NOI, nothing exotic. The financing conversation gets pushed off until after the LOI is signed. Then the lender starts asking real questions. Which rents are in place versus projected? How many units are actually paying market?
Managing Refi Timing on Value-Add Deals
One of the most overlooked risks in value-add investing is refinance timing. Deals usually do not stall because the business plan is wrong. They stall because the refinance window does not line up with seasoning requirements, stabilized NOI timelines, rate volatility, or lender appetite at the moment short-term debt needs to be taken out.
Looking for Guidance on Becoming a First-Time GP / Co-GP
I’ve been in real estate for several years (wholesaling + acquisitions) and recently started studying the GP side of multifamily syndication. I’m comfortable underwriting, deal sourcing, and creative structuring — but I’m brand-new to the GP/operator side, and I want to make sure I move correctly. I’m currently reviewing small multifamily opportunities (10–20 units), and before I go any further, I want to get clarity from people who have actually operated deals.
Devastating Tax Issues with Real Estate Investing
Anyone here ever get blindsided by a massive tax bill on a real estate deal? I have. And I know plenty of others who are freaking out right now from unexpected tax hits. A lot of people jump into real estate for the tax advantages—and yes, they can be incredible. But if you don’t understand how those advantages actually work (and when they come due), they can turn into a ticking time bomb. Here’s how it goes: • You invest in a deal.
What No One’s Talking About in Multifamily Right Now…
Hey BP Community, I’ve been in the multifamily space for a long time — 120+ deals, $1B+ in transactions — and I can honestly say this is one of the most challenging seasons I’ve ever seen. In 2024, I exited 20 deals — and not all of them by choice. It was painful. Financially, emotionally, relationally. But here’s the crazy part… No one’s really talking about what they learned. Some folks have gone silent. Others are still acting like it’s 2021.
Want to Preserve Cash?
A “surety bond” for utilities can be used in some locations, instead of paying a full deposit for utilities. We had one property that was going to require a utility deposit of $62k. Instead, we got a surety bond for $4k. With a surety bond, you pay a fraction (as little as 1–10%) for a bond. That leaves more money available for reserves/working capital.
What is the best 1031 option to a pure passive endeavor
@Brian Capossela, No one understands the pain of taxes more than a resident of CA!!! And since your properties are in California, a move to passive investing will allow you to consider investing out of state, where you wouldn't incur so much tax liability and could access untouched markets. At least partially. You want to remember that even if you move your portfolio outside of CA using 1031 exchanges, they still have a clawback.
Opinion: A simple plan to help boost Canada’s affordable housing supply Original

Opinion | As Canadian housing crisis rages on, is ‘financialization’ really to blame? Original
Many Canadians rightfully took pride last month when our population surpassed 40 million — a reflection of a growing and dynamic nation with an amazing future. But, despite a million new residents last year, housing starts have actually fallen to the lowest levels in three years — meaning there are nearly five new people for every new home built. The rising population and slowing construction are a devastating mix that will only exacerbate our housing crisis.
Gen X Should Prepare Now for the Great Wealth Transfer
The truth about generational wealth transfer planning is that it’s just as much of a family matter as it is a financial one. At 18 years old, I packed up my life in Wrentham, Mass., and headed to Ireland to earn my degree at the National University of Ireland, Galway. Coming from a family of Irish immigrants, I expected to connect with my roots and maybe even discover a long-lost relative. I grew to love the place, so I stayed in Ireland after I graduated.
Opinion: More taxes on real estate investment trusts won’t solve the housing crisis
Mark Kenney is the president and chief executive of Canadian Apartment Properties Real Estate Investment Trust (CAPREIT). The solution to the housing crisis is simple: We need more homes, of all kinds. At Canadian Apartment Properties Real Estate Investment Trust (CAPREIT), we are part of that solution. We provide rental homes for Canadians. However, we have a simple problem.

Jesus made the most amazing bridge
I was born and raised in the midwestern state of Michigan. I have many great memories of growing up and one of the best of those memories was when our family would take vacations from our home in the lower peninsula of Michigan to the beautiful upper peninsula. To get there, we would have to cross the 5-mile-long stretch of water separating the two peninsulas called the straights of Mackinaw.
When is a Roth conversion good for you?
When is a Roth conversion good for you? Image by Edar from Pixabay By: Mark Kenney Posted on: March 12, 2021 One day a forward-thinking couple arrived in my office with a plan. They wanted to bequeath the bulk of the money in an IRA to their two children, and they also wanted the children to receive that money free of tax. Nice idea, so together we set about crafting a strategy that would help make it happen. Here’s how: Bit by bit, we are converting money from their traditional IRA into a Roth IRA.
When Roth Conversions Are the Right Move – and When They Aren’t | Kiplinger
Roth IRAs Converting a traditional IRA to a Roth IRA can be a smart tax- and estate-planning strategy for some people, but it can be a mistake for others. One day a forward-thinking couple arrived in my office with a plan. They wanted to bequeath the bulk of the money in an IRA to their two children, and they also wanted the children to receive that money tax free. Nice idea, so together we set about crafting a strategy that would help make it happen.
Love is the starting point and the staying power of genuine unity
This is an excerpt taken from Pastor Rob Ketterling’s upcoming book, “Speed of Unity,” set to release early 2021. Today, we’re quick to identify our differences: Republican or Democrat, ultra-right or progressive, mask proponent or anti-masker, tear down the statues or honor our heritage, in-person or online worshiper, and on and on.
Gratitude can transform common days into Thanksgivings
As I wash my hands for the 14th time today and look for that face mask I know I put somewhere, I have to pause and contemplate once again how much has changed over the last few weeks. Few could have imagined at the start of 2020 all that would transpire or how quickly our world could be turned upside down. My how things have changed! Change is inevitable in life and change comes to all of us whether we are prepared for it or not.
Replace negative thoughts with those that are true, noble, pure and admirable
My wife asked me a question the other day that she has asked many times before. It’s a question you have probably been asked many times in your life. The question was this: What are you thinking about?

Leading yourself well
As parents of three amazing teenagers, my wife and I have learned a few things about parenting over the years. We recently became a dog family by adding the world’s cutest puppy to our home, and now we are convinced we would have been better parents had we had the dog first. As dog lovers know, it takes a lot of training for a pup to learn where to go to the bathroom, to not chew up everything he can get his sharp teeth on and to be an all-around good family member.

Choosing Compatible Investment Partners and Spotting RED FLAG Warnings
A partnership is very much like a marriage. But, if you do not set up the partnership correctly from the start, getting out of a bad partnership can be much harder than getting out of a bad marriage! I have had many business partners in the last 25 years. Some of those relationships were phenomenal and others were less than ideal. In fact, some of the partnerships were down right awful! There’s no doubt that trials and tribulations make us stronger and wiser.

How to survive the storms of life
In September, a strong line of severe storms swept across the southern Minnesota landscape, leaving a swath of destruction not seen in the area for many years. From Morristown to Cannon Falls and beyond, many homes, businesses and neighborhoods were affected by strong winds, torrential rains and multiple tornado as the quick-moving front made its way through with no regard for what lay in its path.
