Israel's tallest building (for now) about to be occupied
Within less than a week, on October 4, occupation will begin of one of the most prominent office projects built in Gush Dan in recent years: The Beyond tower in Givatayim. The tower will yield income of some NIS 40 million annually to the Givatayim municipality in business arnona (local property tax) representing an additional 14.5% to the municipality’s total annual income from arnona, which in 2025 amounted to NIS 275 million.
Buyers cancelling deals yet building starts still growing in south
Senior deputy chief economist in the Ministry of Finance Galit Ban Naim continues to put a spotlight on cancellations of deals in the housing market, this time on the southern district, where 669 purchase deals have been cancelled, sales are weak, yet the rate of building starts continues to grow. The cancellation statistic, based on Israel Tax Authority Data, relates to deals signed in the period 2022-2025, and is correct to the end of the second quarter of 2026.
Developers rent unsold homes to avoid price cuts
The slowdown in the housing market and the difficulty developers face in selling their inventory of new apartments are prompting residential development and construction companies to explore different ways to manage their excess stock. Developers must decide not only on the selling price but also whether it is even advisable to sell the homes in the short term.
Israeli home sales suffer summer slowdown
The second quarter 2026 reporting season is almost over and residential development and construction companies are beginning to demonstrate recovery in sales in their results. On the surface, some companies have seen an increase in the pace of deals, but the question arises as to whether this is a real change in trend.

Home deal cancellations proliferate in Israel
The data on deal cancellations published in the real estate review of the Chief Economist's Department at the Ministry of Finance in June has received a more in-depth analysis from senior deputy to the chief economist Galit Ben Naim. She referred to the data in a post she published on social media, focusing on two main aspects: the reasons why buyers cancel transactions, and the amounts they are required to pay following the cancellation, or in many cases, the amounts they manage to avoid.
Desperate developers devise gimmicks to sell new homes
The continuing stagnation in Israel’s residential real estate market, combined with an inventory of thousands of new unsold apartments, is pushing developers to expand their marketing toolbox and devise increasingly unusual offers in efforts to bring buyers back to the market. If in the past, financing promotions, payment deferrals, and flexible payment terms were considered the main tools for encouraging purchases, today some companies are moving to much more creative and aggressive moves.
Strong shekel hits home purchases by foreign residents
684 homes were bought in Jerusalem by foreign residents in 2025, according to a survey published last week by the Ministry of Finance senior deputy to the chief economist Galit Ben Naim. In Tel Aviv foreign residents purchased 186 homes last year, in Netanya 169 homes and in Beit Shemesh 137 homes. This is no big surprise.

Falling bond yields herald lower mortgage interest rates
Good news for mortgage borrowers: the sharp fall in bond yields in Israel is starting to percolate through to the mortgage market, and borrowers can expect to see a fall in interest rates and in their monthly repayments in the near future. At Mizrahi Tefahot Bank, on the non-linked variable interest track, the latest anchor rate, set on June 11, fell by 0.3%. At Bank Leumi, the interest rate on the non-linked fixed interest track is expected to fall by 0.2% at the next update on June 20.
Inflation holds steady
Israel’s Consumer Price Index (CPI) fell 0.3% in May 2026 from the previous month, according to Central Bureau of Statistics figures released today. The May CPI had been expected to fall 0.1%-0.2%. Over the past 12 months, the index has risen 1.9%, within the Bank of Israel’s annual target range for inflation of 1%-3%, and unchanged from the 12 months to the end of April 2026..
Fewer tech workers buying Tel Aviv homes
The housing market in Tel Aviv, which has been slow for a while, now faces additional pressures: the wave of layoffs in the technology industry and the appreciation of the shekel are starting to percolate through to demand for homes in Tel Aviv, according to a post from Deputy Chief Economist Galit Ben Naim in which she states that initial findings by the Ministry of Finance indicate that tech workers are buying fewer homes in the city.

YH Dimri (TASE: DIMRI), one of the largest companies in residential real estate in Israel, reported some degree of recovery in home sales in comparison with the first quarter of last year.
Buying a home becoming further out of reach for Israelis
A study by Phoenix Financial finds that lower interest rates will not be enough to make a home purchase attainable for the average Israeli household. The Bank of Israel is due to announce its latest interest rate decision this afternoon. The market estimates a 60% probability of a cut of 0.25% in the central bank’s rate to 3.75%. Although some monetary easing will give a boost to economic activity and make credit a little cheaper, as far as housing is concerned it’s as yet too early to celebrate.
Court delays Sde Dov land lottery due to contamination
The Herzliya Magistrates Court has postponed the lottery until August. The contamination of the land in Tel Aviv’s Sde Dov district is once again delaying of the longest real estate sagas in Israel, due to the regulation of the rights of private landowners in the large bloc.
