Hilton raises full-year RevPAR outlook

MCLEAN, Virginia — Hilton reported a RevPAR increase of 3.6% year-over-year and upped its full-year 2026 RevPAR expectations to an increase of 2-3% (up from its initial projections of 1-2%) as part of its first quarter 2026 results. Hilton also said it added 26,200 new rooms to its development pipeline during the first quarter, bringing its total pipeline to a record 527,000 rooms, representing 6.3% net unit growth YOY.

US construction down for 15 consecutive months. The volume of U.S. hotel rooms under construction decreased year-over-year for a 15th consecutive month, according to CoStar’s March 2026 data. CoStar’s U.S. hotel pipeline shows 136,990 rooms in construction (-5.4%); 247,728 rooms in final planning (-9.3%); and 333,467 rooms in the planning stage (-7.3%).

NATIONAL REPORT — Nate Siehr said his company’s goal is not just to be like other luxury-branded residential developers. “We think that there's a real opportunity for people wanting something in a more affordable price point and we’re trying to reach that consumer,” said Siehr, co-founder and principal of Miami-based The Big Key Group.
