One of the biggest shifts I’m seeing this year: Experienced investors are keeping more liquidity available instead of max leveraging every property, Why? higher holding costs, slower exits, more uncertainty in some markets The “all cash into every deal” strategy is getting a lot riskier, Are you keeping larger reserves now than you were a few years ago?

New Investors: The Line Item Missing From Most Pro Formas
I see a lot of new investors run pro formas to make sure a deal “pencils.” That’s great — but there’s one line item that gets skipped more than any other CapEx. CapEx is money set aside for capital expenditures — the big-ticket items that wear out over time: Roofs HVAC systems Major appliances Plumbing or electrical updates These costs don’t show up every month, which is why they’re easy to ignore. But when they hit, they hit hard.

Tax question for group!
OK question for the group: Let's say I own an LLC that does fix and flips. In this scenario, I purchase the property for $100k and sell for $200k. I use $40k from a personal HELOC to fund improvements. Excluding all other deductions, the government would see this as a $100k profit and tax me at short term capital gains rates. I, of course, have to pay back the $40k that I took out for the loan, which reduces my actual profit to $60.
Seeking advice (LLC vs S-Corp formation) for couple (engaged) starting rental busines
Greetings all, I'm looking to start a rental property business in TN with my fiancé. My understanding is TN is a common law state which muddies the water when seeking advice on how to form such a business. Currently, we own 2 houses, one to be rented and the other to become a rental upon us moving out. We are hoping to expand much further down the road, but still monitoring the volatility of the market for now.
The Part of Real Estate Most Investors Don’t Pay Enough Attention To
It’s funny — we spend so much time hunting for deals, analyzing cap rates, and negotiating offers… but the part that actually determines how much wealth we keep often gets ignored. I’m talking about the business side of investing — how you manage your numbers, track your expenses, and plan for taxes before tax season hits.
If I moved out in Jan 2022, when lose tax benefit?
Hi guys, I lived in a house from 2012 till Jan 2022. In Jan 2022 I moved out and it became a rental... My understanding, if I lived in the property for 2 out of the last 5 years I can sell it without paying taxes on the profit and without doing a 1031 exchange. Do I understand correctly that if I sell before Jan of 2027 I am not going to have to pay any taxes on the profit I made? Is it correct? Dont want to sell it and then receive a bill from the IRS for half of the profit I made...

property management software
Hi everyone, I’m looking for some assistance in finding property management software for three rental properties. I need a comprehensive solution that can: • Track the property from the initial purchase through ongoing management • Record and categorize all rental expenses • Allow me to scan and store receipts digitally • Monitor additional costs associated with the properties • Track rental income and proceeds I would appreciate any recommendations or suggestions you might have.
Divorce Appraisals for Houston, TX area (Tomball)
I have a Certified General Real Estate Appraiser’s license (just not in Texas). I don’t do appraisals anymore, but I used to complete them for a variety of purposes — including divorce cases. I’d definitely start by talking with your attorney. In most divorce situations, an appraisal is needed to establish market value, but before hiring an appraiser, make sure you know what effective date the appraisal should reflect.
Non-paying and non-responsive tenant
Hi everyone, I've recently purchased a fourplex in Oakland, one vacant unit, three tenant occupied. We closed recently. So October is the first official month of me being a landlord. We got one section 8 tenant who eventually paid, one tenant that paid on time, but one tenant that's been problematic. Let me tell you the story. On the first of the month, I got a text message from her with something to the effect of unfortunately I don't have rent until Thursday next week.
Nashville's Sour Note - rent prices drop as apartments sit empty
Nashville has always been regarded as the country's music capital, but in recent years, it has become a major metropolitan hub with many flocking to the Southern city. Developers rushed to meet the demands, and luxury buildings rose in residential areas outside of downtown Nashville. However, many of those units are now sitting empty, and housing managers are offering incentives to lure renters.
Add to existing LLC or create a second?
What would you do? I have an existing multifamily (longterm rental) under an LLC worth about $450k. I am buying another about 25 mins away worth similar but planning to short term rental this one. I know the normal pros and cons of mixing assets in an LLC and If all else equal, it would be a no brainer to create a new one.

TurboTenant Declining Large Tenant Payment - Options?
Looking for advice on a rent collection issue. My tenant has a history of non-payments, but we recently signed a stipulation agreement. Under this, he owes a large balance to be paid on top of monthly rent. I previously used a PM, but now I’m collecting directly. I set up payments through TurboTenant: - First payment: $10,000 - Then ~$1,200 monthly until November 2026 The tenant submitted the $10k payment, but after that TurboTenant reached out asking why it was so large.
Why Appraisals Can Make or Break Your Real Estate Deal ?
When you’re in the middle of a deal, it’s easy to think of the appraisal as just another box to check before closing. But in reality, the appraisal can be one of the most pivotal steps in the entire process. I learned this firsthand when I was working on a refinance for a small rental property. Everything was lined up: the lender was ready, tenants were stable, and my numbers looked solid. Then the appraisal came in lower than expected — not dramatically, but just enough to throw off the loan terms.
IRS is issuing huge penalties for implementing bad social media tax advice
The Internal Revenue Service (IRS) has clever algorithms. They are tuned to find the latest fraudulent advice from “Tick-Tock Tax Experts.” Be alert to any advice that includes the following: >Social media posts that claim everyone qualifies for certain tax credits. >Promises of “easy” or “fast” refund with minimal documentation. >Instructions to file amended returns, even if you did not originally qualify for the credits. >Encouragement to ignore IRS letters or respond with false information.
Looking for some help/mentor
Hey everyone. So I've been listening to bigger pockets for a long time now. Obviously my dream is to invest in real estate. Particularly multi-family and/or section 8. I want to be transparent! My credit SUCKS. I am trying to raise it as we speak. I am 50, and I have wife and 2 sons (13 and 15). My boys are my main reason for getting into real estate. I really want to chase that generational wealth for them. I would be going into this venture with my mother. She would be my private lender.

The “Silent Deal Killer” Most New Investors Overlook
Hey BP Community, I’m William Thompson, a CPA and Tax Strategist working with real estate investors across the U.S. Over the years, I’ve noticed that one thing quietly eats away at returns for both new and seasoned investors—tax treatment and deal structure. Too often I see: Great BRRRR deals that look strong on paper, but after depreciation recapture or a poorly timed refinance, the returns shrink dramatically.

management ? about utilites & bank account
Hi there! I've been running my own str/mtr business with 3 units for the past seven years. I'm taking on a duplex to manage for an owner who is moving out of state. I plan to open a separate rent-in-trust account for this property and have a couple of questions. Should the owner have access to the account? Preferably, I'd like not to have the utilities in my name. What is best practice about whose name they're in, and how utilities are paid? Can anyone point to a source of good info on managing mtrs?
15 year vs 30 year mortgage
2 Posts 0 Votes Travis BlakePoster 0 Votes | 2 Posts Looking at buying my first multifamily, but I'm debating on either a 15 year mortgage vs 30 year. I feel like with today's interest rate it makes more sense to do 20% down and 15 year mortgage. I understand the mortgage will be higher and take away from the cash flow. But wouldn't it be better to pay a little bit more each month rather paying all the interest over 30 years just to cash flow a couple hundred dollars.
Huge electric bill- Tenant continues to charge Tesla after he was told not to
Hi BP fam, Please let me know your thoughts on the following situation: i have one of the units rented by the room to 2 tenants, and the electric bills quadrupled compared to when i lived there. Turned out, one of the tenants started charging his Tesla from the dryer outlet. When i found out, we agreed that he pays $50 extra each month, that was in the summer. Last couple of months he stopped paying that $50, and the bill continued to climb, up to $500 lat month (property is in Mass).
Getting real estate license
As a Realtor myself, I believe that for most people, the best approach is to spend your time finding a good agent who can help you. There are many fees and details most people aren’t aware of, especially in the first year. If you’re genuinely interested and have the time, go for it. But if it’s just to save money, I wouldn’t recommend it. A good agent will more than pay for themselves with a couple of solid deals and ongoing support.

I switched to a new computer and my old one had turbo tax 2018 premier on it. How do I download it to my new computer. If you originally purchased the CD version of TurboTax on line direct from the TurboTax website (and not someplace like Amazon or E-Bay) and you purchased the downloadable installation file for that CD version, simply log into your account, go to your downloads and purchases section and download it to the new computer.
