What Nobody Says Out Loud About Rental Bookkeeping
Forum Categories All Accountant · Albany, NY · Member since 2026 · 5 posts · 0 votes Investor · San Francisco · Member since 2026 · 27 posts · 14 votes 34m The click for me was a number, not a feeling. I sat down one Sunday and reconciled a single property for one month, fifteen minutes. Found one receipt I had forgotten, which meant one deduction I would have lost. Multiply that by twelve months and five houses and the mess had a price tag. That is when the shame turned into a habit.

Mortgage statements and 1098s arrive on their own. What goes missing are the $80 Home Depot runs, the plumber's invoice that lived in my truck, and the proof of which property each expense belongs to.
How do you hand off an unresolved tenant call?
Forum Categories All When a tenant calls and the person who needs to fix it isn't there, what information do you leave for that person? I used to handle a lot of calls for a roughly 90-unit portfolio, and the hard part was keeping the next step clear when a call couldn't be finished right then. I'm interested in what other people actually record: the issue, who owns it, when to follow up, or something else?
Assessing China’s COVID-19 control measures: a quantitative analysis based on a SIRD model
Abstract This paper established a Susceptible-Infected-Recovered-Dead (SIRD) model to fit and predict the COVID-19 epidemic in China. On the premise of passing the Markov Chain Monte Carlo (MCMC) robustness check, we counterfactually assessed the effectiveness of partial unlocking and vaccination policies.

1 Introduction Breast cancer (BRCA) is the leading cause of cancer incidence in women worldwide, with its lethality primarily driven by the development of distant metastases [1]. A significant fraction of patients with early-stage disease eventually relapse with incurable metastatic tumors, often years after initial therapy [2].
Disulfide tethering reveals cryptic pockets in oncogenic KRAS
Abstract Disulfide tethering is a site-directed method of drug discovery used to identify hits for challenging targets. We applied tethering to target oncogenic KRAS, a small GTPase once considered undruggable due to its high nucleotide affinity and a perceived absence of binding sites. We prepared a library of 2160 disulfide-containing fragments.

Efficient electrification in a warming climate could contribute to keeping energy burdens in check
Abstract Global warming and electric heat pump adoption will, together, likely have a complex effect on energy burdens in the United States. Here, for 10,000 representative buildings in 28 U.S. cities, we estimate the distribution of monthly and annual energy burdens for every combination of current and future (electrified) heating and cooling systems, and the historical and future climates.
Parvalbumin-positive neurons in the medial septum participate in the formation of hippocampal-dependent spatial memory
Abstract GABAergic medial septal neurons play a key role in regulating hippocampus-dependent spatial memory, but the underlying mechanisms are not yet fully understood. In male mice, we establish an object-place recognition impairment model using an acute sleep deprivation protocol. Here we show that parvalbumin-positive neurons in the medial septum regulate object-location memory specificity during encoding by modulating hippocampal place cell population activity.

Abstract The advent of molecularly targeted therapies has revolutionized the clinical management of non-small cell lung cancer (NSCLC), substantially expanding therapeutic options. Nevertheless, significant clinical challenges persist, including acquired resistance, treatment-related toxicities, and economic burdens, underscoring the need for novel therapeutic strategies. In this study, we identified a promising epidermal growth factor receptor (EGFR)-targeting natural product, Gracillin.
Magnetic field-induced momentum-dependent symmetry breaking in a kagome superconductor
Abstract When several degrees of freedom in quantum materials have similar energy scales, the intertwined electronic orders, which exhibit broken symmetries, are often strongly coupled. Recent studies on kagome superconductors, such as CsV3Sb5, report rotational and time-reversal symmetry breaking linked to a charge density wave. Here we observe a momentum-selective response of the electronic structure of CsV3Sb5 to an external magnetic field.
Triple targeting of STING, TGF-β, and PD-L1 boosts CXCL16–CXCR6 signaling for potent antitumor response - Nature Communications
Abstract Antibodies targeting TGF-β and PD-L1 initially showed promise as second-generation PD-L1 agents. However, consecutive trial failures have limited their clinical success. Our study reveals that the efficacy of the TGF-β×PD-L1 bispecific antibody (BsAb) is compromised by insufficient activation of innate immune responses.
Adaptive Model Integration for Stock Price Forecasting With CNN‐ATTN‐BiLSTM
Stock price prediction is challenging due to the high volatility and complex nonlinear patterns in financial markets. Traditional time series forecasting methods often struggle to capture such intricate dynamics. To address this, we propose a novel adaptive model fusion framework that integrates Convolutional Neural Networks (CNN), Bidirectional Long Short-Term Memory networks (BiLSTM), and Attention Mechanisms (ATTN) to improve stock price forecasting.

Intrinsic features of the cancer cell as drivers of immune checkpoint blockade response and refractoriness
1 Introduction The success of immunotherapies, including immune checkpoint blockers (ICB), depend on mutual regulation networks established at the interface between the cancer cells and the non-malignant cell types that constitute the tumor ecosystem. Importantly, the abundance, localization, and functional orientation of each cell component within the tumor microenvironment (TME) vary significantly over time and during treatment.
Frontiers | Significant association between high neutrophil-lymphocyte ratio and poor prognosis in patients with hepatocellular carcinoma: a systematic review and meta-analysis
Introduction Hepatocellular carcinoma (HCC) is a malignant tumor that seriously endangers human health, and its pathogenesis is still unclear (1, 2). According to global cancer statistics released in 2022, there were about 906,000 new cases of primary liver cancer and 830,000 deaths worldwide, with China accounting for 42.5% of these cases (3). Unfortunately, 70% to 80% of patients with HCC are in the middle to late stage when diagnosed and have lost the chance of surgical operation (4).
Effective multi‐step ahead container throughput forecasting under the complex context
Abstract Accurate and effective container throughput forecasting plays an essential role in economic dispatch and port operations, especially in the complex and uncertain context of the global Covid-19 pandemic. In light of this, this research proposes an effective multi-step ahead forecasting model called EWT-TCN-KMSE. Specifically, we initially use the empirical wavelet transform (EWT) to decompose the original container throughput series into multiple components with varying frequencies.
GAS-STING: a classical DNA recognition pathways to tumor therapy
Introduction Innate immunity serves as the host’s frontline defense against foreign microbial infections, playing a pivotal role in immune responses that clear viruses and bacteria. The detection of “foreign” DNA stands as one of the most fundamental mechanisms of host defense responses. Restriction endonucleases and Clustered Regularly Interspaced Short Palindromic Repeats (CRISPR) safeguard bacteria against the invasion of plasmid DNA and bacteriophages (1, 2).
A Boronate Ester Driven Rechargeable Antibacterial Membrane for Fast Molecular Sieving

However, their immediate biocidal effect usually suffers from a significant decline due to the irreversible consumption of the biocides. Here, a smart nanofiltration membrane is reported with rechargeable antibacterial capability that is fabricated by a facile interfacial polymerization via 3-aminophenylboronic acid and trimesoyl chloride on a polysulfone substrate.
Discovery of charge density wave in a kagome lattice antiferromagnet - Nature
Abstract A hallmark of strongly correlated quantum materials is the rich phase diagram resulting from competing and intertwined phases with nearly degenerate ground-state energies1,2. A well-known example is the copper oxides, in which a charge density wave (CDW) is ordered well above and strongly coupled to the magnetic order to form spin-charge-separated stripes that compete with superconductivity1,2. Recently, such rich phase diagrams have also been shown in correlated topological materials.
