How this gazing lights are blinding our future generation
We live in a country where pollution in general is considered a foreign subject, we’re so delusional that we think one day there would be a miracle and our roads would be clean we would get clean air and our rivers would flow blue, we’re just living in an utopian dream where everything seems right but something seems missing.

Jordan Levine, senior vice president and chief economist for the California Association of Realtors, had several answers to this question during our recent conversation. What’s front-and-center in your real estate crystal ball? Levine: The top thing is interest rates and what’s going to happen with mortgage rates. There’s a couple of other things to pay attention to: The jobs numbers which are driving inflation.

The same, yet different - seniors and real estate in the Tri-Valley Original
Seniors entering the current real estate market will be facing situations – some shared with all other buyers and sellers – and some unique to them. Unique challenges for seniors who have been homeowners for many years and are now considering a move include potential exposure to significant capital gains taxes, the logistics of moving lots of “stuff” and finding a home that works for them that also is near family, friends, and services.

Tri-Valley markets welcome spring by heating up Original
Buyers were willing to compete and pay a premium for homeownership in Pleasanton in the first few months of 2024. During 2023, homebuyers were faced with mortgage interest rates significantly higher than previous years. They responded by making less aggressive offers on homes for sale which, for the first time in almost a decade, drove down sales prices. According to the California Association of Realtors, mortgage interest rates peaked at more than 7.5% during October 2023.
Quantum Cascade Surface Emitting Lasers
1 Introduction The mid-infrared (MIR) spectral region, spanning from 3 to 30 µm, is the molecular “fingerprint” region for many important organic and inorganic molecules, as they exhibit strong and narrow absorption lines within this region.[1, 2] Miniaturized optical gas sensors based on MIR absorption spectroscopy are highly attractive[3] for many applications such as industrial process control, environmental monitoring, and medical diagnosis.[4] To enable low-cost and portable MIR gas...

Homeownership in Pleasanton remains desirable in 2024
Buyers may be willing to deal with low inventory and high prices to become homeowners in Pleasanton during 2024. At the beginning of 2023, the median sales price for a single-family detached home in Pleasanton was $1.48 million. By March 2023, prices shot up to more than $1.8 million and then fluctuated during the spring and fall. In December, prices had dropped to $1.5 million.
Searching for a 'normal' real estate market
Changing mortgage interest rates, limited choices for buyers and rising prices. Will residential real estate ever get back to "normal"? Jordan Levine, senior vice president and chief economist for the California Association of Realtors, had several answers to this question during our recent conversation. We started with a national issue that has a strong influence on local real estate: mortgage interest rates.
Real estate in Pleasanton: 'There's still a lot of competition'
News Some buyers not scared of rising rates, accepting 'new reality' of local market, Bay East president says While buyers are faced with fewer choices and higher interest rates, they still want to call Pleasanton home. "Most homebuyers still want to be homebuyers, and the mindset now is they are going to bite the bullet and make that payment," said Steve Medeiros, 2023 president of the Bay East Association of Realtors.

Electro-Optic Sampling of a Free-Running Terahertz Quantum-Cascade-Laser Frequency Comb
Abstract Quantum-cascade-laser (QCL) frequency combs are compact semiconductor light sources operating in the mid-IR and terahertz frequencies. Achieving subpicosecond laser pulses with high peak power is of vital importance for performing nonlinear time-resolved spectroscopy as well for exploring nonlinear phenomena. Therefore, investigation and characterization of time-resolved free-running laser emission is a key for further improvement and optimization of these intersubband devices.
Preparing to buy or sell a home in 2023
"Buying a home 30 years ago for one price and selling that home now at a price that's three times what they bought it for, that's a lot for somebody to grab onto," Esling said. "It's challenging in the respect that if you get multiple offers, you're having to look at all of those offers and digest them and pick an offer." Esling said that Pleasanton's popularity with homebuyers means seniors selling their homes should be ready for lots of interest.
Spring Real Estate: Local market remains solid despite distractions elsewhere
Higher rates mean less buying power. And while prices have dropped during the last year, they are still making buyers pause. The median sales price for a single-family detached home in Pleasanton during March 2022 was more than $2 million. By February 2023, prices had dropped to $1.4 million then rebounded to $1.8 million during March 2023. On the other side of the transaction, sellers are also concerned about their options and if the grass is actually greener somewhere else.

Our diversity research is before the Supreme Court: Let’s not misinterpret it
Affirmative action is before the Supreme Court again. The last time the court debated it in 2015, the petitioners alleged that the University of Texas at Austin racially discriminated against a white law school applicant. The university, they argued, must offer “actual evidence, rather than overbroad generalizations about the value of favored or disfavored groups” to show that “the alleged interest was substantial enough to justify the use of race.
Is Your DEI Progress Undermined by Attention Inequality?
Diversity has never been more fashionable. Organizations are buzzing with initiatives: hiring consultants, appointing DEI chiefs, mandating training, and talking about social justice. But is all of this making much of a difference? It doesn’t seem so. In recent years, researchers have documented surprisingly feeble outcomes associated with diversity-training sessions, initiatives to reduce prejudice, and implicit-bias training.
Fall Real Estate 2022: Buyer's market? Maybe not. 'Different' market? Absolutely.
More homes on the market and rising interest rates have changed the homebuying experience in Pleasanton. However, real estate experts are reluctant to announce we are in a buyer's market. "I don't ever use terms like buyer's or seller's market because it just depends on what your goals are and your timeline," said Jordan Levine, vice president and chief economist for the California Association of Realtors.

Seniors Series 2022: Challenges and opportunities for senior homebuyers
Shifting real estate markets in the Bay Area and in Pleasanton and recent state legislation are creating opportunities for seniors who want to buy or sell a home. "It's a good opportunity to sell. You may not have as many multiple offers as you would have last year, but it is a really good time to sell," said Sheila Cunha, 2022 president of the Bay East Association of Realtors. Compared with both 2020 and 2021, the number of homes on the market has increased significantly.

Real Estate: Decisions in DC could steer the spring locally
"For a buyer purchasing a $1.5 million home, a 0.25% increase in the interest rate may not necessarily change their decision of whether they want to buy or not," said Oscar Wei, deputy chief economist for the California Association of Realtors. "It is going to add on to their financial responsibility and they are going to have to pay more, there's no doubt. But for people buying in that price range typically they have a little bit more cushion in terms of whether they can handle a higher payment.
