AI Is Great for Real Estate Research. I Still Don’t Trust It for Underwriting Math.
I’m a software engineer and real estate investor, and one thing I keep coming back to is that AI and underwriting software solve two very different problems. AI is great at pulling information out of messy inputs. OM packages, leases, rent rolls, contractor bids, lender quotes, market reports. That part of the workflow is full of unstructured data, and AI can save a lot of time there.

Outdoor Chenango: Ozone - No more scent?
In the past 10 years or so, there has been a large push from various hunting companies to offer some sort of ozone-based product. Whether it plugs into your car’s cigarette lighter, is incorporated with a duffle bag or tote, or it goes with you in the field, these products seem to be everywhere. Hunting shows push them like crazy, but they get paid to push product so how can you be sure they do what they claim? First, let’s look at what ozone is.

How to gather evidence for a strong lemon law claim?
When you buy or lease a new car with serious defects, you may feel stuck with a bad purchase. Most states have laws to help car owners who end up with these faulty vehicles. Employing a lemon law attorney in Florida can actually simplify the process. However, before you reach out to a law practitioner, you need to organize the substantial evidence that supports your claim. This is just a small part of what one actually accomplishes with proper documentation.
The Age of Disclosure Reviews
Dan Farah's directorial debut is the kind of movie that is bound to stir up conversation, especially if it ends up being bought up by a streaming service (this feels tailor-made for Netflix). Unfortunately, it's executed in the most bland way possible. Read More

How to upsert LineString in ArcGIS python via CSV (or other suggestion?)
I have been working on an ETL process to push / upsert my data from Postgres into ArcGIS online into a lines feature layer to be included on a WebMap. I have had no problem with using essentially this exact format/code with a points layer. I read in one forum post the gis.content.analyze method will only work with points...but the post is alluding me now that I want to reference it, of course (it was not official from ESRI).

LANL is brewing beer at the speed of sound
As beer lovers sip their favorite IPAs on a weekend or after a long day’s work, they might be unaware — and who can blame them? — of the complexity of the brewing process and all the things that can go wrong in getting that tasty beverage from the recipe to the restaurant table. Especially in many of the more than 8,800 craft breweries in the United States, the art of brewing is still very much a manual process, relying on sampling, testing and tinkering.

Do You Need a Lawyer to Expunge a Criminal Record?
Expunging your criminal record can help restore certain rights and privileges you were previously denied. Criminal records can follow you for years, possibly the rest of your life. Many people believe that criminal records are permanent and can never be wiped clean. However, this is not always the case, and some criminal records may be expunged. Think of expungement as erasing a conviction from your criminal history. An expunged conviction will be treated as if it never happened.
Elizondo TOE Transcript - What I Learned About UFOs Challenged My Understanding Of The Universe And Our Place In It
“Imagine everything you’ve been taught, whether it’s through Sunday school, or through regular, formal education in school, or what our political leaders have told us and yes, even maybe our mothers and fathers around the dinner table have told us or maybe at bedtime, about who we are, right? Our background and our past. What if all of that turned out to be not entirely accurate? In fact, the very history of our species, the meaning what it means to be a human being and our place in this Universe.

Super Glue, A band-aid replacement?
I hate band-aids – they’re pesky, get in the way and finding one that allows you to continue complete dexterity while wearing it is next to impossible.  They need to be replaced what seems like every 4 or 5 hours, they don’t stay in one place, you can’t get your hands dirty while wearing them. Did I mention that I HATE band-aids?

5 Steps toward a stress-free property management system
by Eric Davis Managing a property is a stressful job at the best of times. At the worst of times, it makes you want to pull your hair out and call it quits. Between juggling tenant demands, keeping the property in good shape, and advertising to future applicants, you’ve got a lot on your plate 24/7. That’s why learning to create a stress-free (or at least less stressful) property management system is essential.
How Airbnb Has Changed Things for Apartment Complexes in Recent Years
A decade ago, most people hadn’t even heard of Airbnb. The company began in 2008, and it blossomed into a revolutionary concept/business model. However, it took some time to catch on. Staying in someone else’s house or apartment while traveling? Why would you do that when you could relax in a luxurious, comfortable hotel? Nowadays, Airbnb is a staple of avid travelers, nomads, foreign workers, and even locals.

Adversity Part II
Read Part 1 if you haven’t already. A critical component in increasing our ability to deal with adversity is witnessing others travel through the same or worse. Though the these stories may not exactly match your own, you’ll find ones that are close enough for you to grab onto and use to pull you to the other side. This is important because, as I said in Part 1, if you don’t learn how to travel through adversity you’ll keep trying to overcome it.
Should Sustainability Have a Seat in the C-Suite?
Bent on improving its “green” credentials, a company debates the need for a CSO. This fictional case study will appear in a forthcoming issue of Harvard Business Review, along with commentary from experts and readers. If you’d like your comment to be considered for publication, please be sure to include your email address. Jennifer Brown, CEO of Narinex, an electronic components manufacturer based in Michigan, re-read the news alert on her screen.
Nebraska should embrace wind energy
Nebraska is one of seven states that has doubled its wind energy capacity in just the last couple years. The wind industry’s growth in our state has been remarkable. Regardless, some still question the economics of wind energy production, whether it pencils out in terms of costs to install versus output of production. They shouldn’t. Wind power generation technology has advanced rapidly in recent years, to the point that the costs of producing wind energy have fallen nearly 70 percent since 2009.

Self Generated Fear & Limiting Beliefs
Plateaued Jason, 47, was making over $400K a year. He has 4 kids and has spent over a decade of his life flatlined, stuck on a plateau, both personally and professionally. Last year, when we connected, it was after the Strategic Training Group had filled. He was ready to go as he is this year, but now his power has started to wane and he’s not sure if he can make the commitment to the group.
Scout Paramotor | 1 Way to "Bug Out" of anywhere
As I progress on my series “prepared for adventure,” I’ve been searching high and low for the ultimate “Preparedness” equipment, training, tactics and strategies. I’ll be looking at the Scout motorized Paramotor as a means of infiltration and exfiltration. I got the idea this weekend when I was 4X4 on the dunes of Pismo Beach. I glanced to the North, just before sunset, when I glimpsed a small powered paraglider landing on the beach right by the owners 5th wheel.
Protecting Your Store from Cross-site Scripting Attacks
Security is vital for every ecommerce site. A breach of customers’ payment data or personal information could kill a business. But an ecommerce site has other security risks, too. A common one is cross-site scripting. Any site that uses forms, search, or even an administrative backend is vulnerable — essentially every online store. There are many forms of cross-site scripting — XSS.
Gear is life - Life is Gear
There is really no such thing as “gear”. These things, this stuff, these gadgets and guns, these cords, boards and gizmos figuratively and literally represent the circumstances of which life is made up of. Nothing more and nothing less. If we get a new, full suspension, light as hell mountain bike, will we not be on the trail within a day? If we take good care of our gear does it not take good care of us? If we neglect our gear does it not become another piece of clutter and cost? Let’s face it.
Despite the GDPR, Cookies Are Vital to Ecommerce
Cookies are in the spotlight with the E.U.’s new General Data Protection Regulation. It follows the E.U.’s “Cookie Directive,” which has been in effect for several years. Cookies are important for online businesses. They are also common. In this post, I’ll explain the basics of cookies for ecommerce businesses. Cookies are small files that a web server sends to a browser. Unlike other files — HTML, CSS, images — browsers will then send cookies back to the server with every subsequent request.
Pointers on Backing Up Ecommerce Data
Backups are an insurance policy for your ecommerce store that you hope never to use. Unfortunately, many backups aren’t adequate. The purpose of a backup is to recover the code and data to your store. It could be a partial loss, such as accidentally deleting a popular product. Or it could be the loss of your entire store, such as when a server is hacked and the contents deleted. Backups should get your store online and functional.
More Blackfish Backlash – Tilikum’s Trainer Dives In
Last week, we brought you the story of Bridgette Pirtle, a former SeaWorld trainer who regrets her involvement with the film Blackfish. We follow up on Bridgette’s story with Mark Simmons, a noted orca expert and former SeaWorld trainer, who also regrets his association with Blackfish and condemns the factual errors found in the film. We asked Mark what his first reaction was upon watching the CNN documentary Blackfish for the first time.
3-part Plan to Minimize the Impact of Site Outages
Few things worry developers as much as outages, especially on ecommerce sites where every minute represents lost revenue. But outages happen. To minimize their impact, plan for them. One of the trickier aspects is establishing priorities — what needs to be done first. Here’s my answer: The primary goal is to get your site back online. The longer it is offline, the more it will cost you in revenue and customer trust.
Novel RNA viruses within plant parasitic cyst nematodes
The study of invertebrate–and particularly nematode–viruses is emerging with the advancement of transcriptome sequencing. Five single-stranded RNA viruses have now been confirmed within the economically important soybean cyst nematode (SCN; Heterodera glycines). From previous research, we know these viruses to be widespread in greenhouse and field populations of SCN. Several of the SCN viruses were also confirmed within clover (H. trifolii) and beet (H. schachtii) cyst nematodes.
Use Status Pages to Evaluate Cloud-based Vendors
Evaluating the performance of cloud-based vendors can be tricky. You can read reviews, but it’s sometimes difficult to find unbiased opinions. One little-known method of evaluating cloud platforms is to analyze their status pages. They provide a high-level overview of the platform’s operational status. Many status pages also include a history of incidents, including recent problems. Status pages are typically managed by the engineering or development teams.
How Did We Get the Bible? – Inspiration - The Aquila Report
God’s act of inspiration establishes the fact that the 66 books of the Bible are inerrant and infallible in every word. God makes no error in that which he inspires, regardless of the instrument. Further, since the Scriptures are inspired revelation from God, they are authoritative in all matters to which they speak. The consequence of inspiration is inerrancy and authority. Last week we began a bibliology series looking at some of the most critical and fundamental questions surrounding the Bible.
3 Steps to Minimize Technology Risks for an Ecommerce Store | Practical Ecommerce
Every business has risks. Part of what makes a business successful is how it eliminates or reduces those risks while still serving customers. The hardware and software that power your ecommerce store create risks. I’ll call them technology risks. Some technology risks are benign and don’t threaten the company. This could be, for example, the risk that the software driving your zip code lookup function breaks and your shipping department has to use Google Maps to find the zip code manually.
Former NFL Network Employee Says She Was Also Harassed And Assaulted By Eric Davis
Last week, news broke that former NFL Network makeup artist Jami Cantor had filed a wrongful termination suit against the network, in which she described experiencing sexual harassment from multiple co-workers. Now another former makeup artist, Erin McParland, has come forward to tell her story to Sports Illustrated. In an as-told-to interview with SI’s Tim Rohan, McParland describes three times she says she was harassed by former NFL Network on-air personality Eric Davis.
Pros and Cons of Hosted Ecommerce Platforms | Practical Ecommerce
I’ve addressed different options to host the code for your ecommerce site. In “Don’t Self-host an Ecommerce Store,” I addressed the risk and expense of owning and managing web servers. In “Cloud Hosting the Best Option for Stores That Own Code,” I reviewed the advantages, including flexibility and low cost, of metered outsourcing. There’s one negative aspect of those options, however: They require you to own the code that runs your ecommerce site.
Doing Church Away from Church isn’t Church - The Aquila Report
Christians should scrap attempts to justify church-away-from-church as church. We don’t approach other areas of life like that. We are not God, and so have no authority to redefine ins and outs of his church. Truths about church and worship are not arbitrarily defined, but mean something specific in the New Testament.
How to Reduce Risks of an Ecommerce Rebuild | Practical Ecommerce
Most every ecommerce storeowner, at some point, wants to completely rebuild her store. It’s usually for a number of reasons. Whatever the reasons, merchants often believe that an entirely new site would solve all of their problems. But, remember that the point of having an ecommerce store is to make it easier for you to sell products to consumers, and easier for them to buy.
Cloud Hosting the Best Option for Stores that Own Code | Practical Ecommerce
The concept of cloud hosting can be confusing. “We’re moving to the cloud.” “The cloud can scale this.” Or my favorite, from Microsoft about Windows 7: “To the cloud.” Cloud hosting is similar to hosting on dedicated servers. In both scenarios, you’re renting computers from a third party to keep your store online. That server (or servers) runs your code to generate web pages for your visitors. The difference is what you’re renting, and how. Cloud-hosting vendors provide different types of service.
Comparing Web Servers: Dedicated vs. Virtual Private
In “Don’t Self-host an Ecommerce Store,” my previous article, I explained how owning and maintaining web servers are poor options for most stores. In this article I’ll address a better alternative: renting servers from a professional hosting company. When you rent a server, you pay a company to use a computer in its data center that’s connected to the Internet. The company owns and maintains the hardware. You own and maintain the software. You pay for using the hardware and for the network bandwidth.
