I know this won't resonate with most realtors (in Manhattan we are agents rather than Realtors as agents that work outside of the city are members  of the NAR- we have our own trade association in the city) but it would be board packages. While I have an a board package specialist- the personalized nature of the board package still requires me to work on at least some specialized aspects of a board package since co-op boards have the ability to reject a buyer.

I had a showing, the Seller was supposed to be gone, but had not left when I pulled up to the house. H&W Buyers were in their own car. The Seller came to the front door and told me "Sorry, I'm running late, I'll be out in a few minutes". I asked the Buyer to wait in their car for a moment, they said okay. The Seller opens the garage door, starts the car, then she comes out to apologize to and thank the Buyers. This Seller is a stunningly beautiful woman... to put it mildly.
