The line I keep coming back to: staging shows what a space could look like, but altering the physical property itself is a different thing. Furniture, rugs, a lamp — fine. When you're airbrushing in a driveway and landscaping that doesn't exist, you're not showing potential, you're showing a different property. The "disclosure fixes it" argument also bothers me. If what you're selling requires a disclaimer paragraph explaining what's actually real vs.

Their budget was pretty low for this city, so of the 3 they saw, one was a studio, and the bed was IN A CLOSET. The mattress was on the floor and barely fit into the area. How do you make a bed like this? Don't think I could ever sleep in a closet.
